gamb00ler
Wife and I are building a new home so I've been researching home automation. I came across this article that impressed me for it's relevance and level of detail. https://arstechnica.com/information-technology/2021/03/how-to-achieve-smart-home-nirvana-or-home-automation-without-subscription/
recom273
Yes - this article created a lot of buzz over night. I tried HA a few years ago - but settled with homekit and homebridge, (being an apple consumer) it does everything I want - I do think HA is amazing, all the things you can do but I just feel you could get lost as you push further and further down the rabbit hole with all the scripting and automations. I am in the same place as you, we will start to build in the next year, but I already have everything sorted - I haven’t touched a light switch in years, mostly down to automations and motion sensors. Good luck whatever you do, I think home automation is pretty cool, the hardest thing is convincing the wife.

NVass
Take a look at Hubitat. Its very flexible. No subscrition and it runs everything local which is great in thailand. It also has a huge helpfull active community and development team. My house is totally automated based on this.

mwbrown
I've been using Home Assistant on a Raspberry Pi for over a year. I've tied in my LAN, TV, aircons, AC outlets, solar power meters and LED lights (flashed with the Tasmota firmware). I have scripts for different scenes, triggers when I leave and arrive based on my phone leaving or joining the Wifi network, and a voice control system (for $5/month). You have to commit to a deep-dive in the underlying tech, but the power is there to provide a ton of functionality. If you're not afraid of super tech, it's a fun thing to invest a lot of time in. I have made several YouTube videos on it. Due to TV policy, please PM me and I'll send you the links.
