Land lease template document

So I bought a plot of land with a small house in Isan in the middle of the rice fields. Since foreigners cannot own land, it's under my girlfriend's name for now. We've been in good terms so far but who knows about the future... I'd like to sign a lease agreement with her for 30 years for peace of mind. It'd be a shame to get kicked out of my own house if she gets one of those "hot heart" moments and things go south ????

 

I couldn't find any bilingual English/Thai lease agreement template online. Do we have to get the documents at the Land Office? Has anyone gone through the process? I've been told the cost is 1% of the lease amount? Thank you for any pointers ????

Looks very good! Thank you so much. So presumably we just need to fill that in then deposit it to the Land Office, pay some fee to get it on their records, and that's it?

Seems overkill and unnecessary expense if the process is straightforward.

You may want to consider a usufruct instead. And I think something called superficies is worth looking into.
