Ramkhamhaeng 26 area

looked  at a few Condos in BKK last week 

The agent called me last Friday at 4pm to come to an area called

 

 Ramkhamhaeng 26 

Lumpini Ville condos 

 

Anyway please tell me what this area is like ?

I looked at the Condo 1.8 million they wanted 

 

Its near a stadium and I could see the railway station from the Condo window 

It's in a area which is busy road  opposite a KFC .

It was dark outside 

 

Anyone live near there 

Lumpini Ville condos 

Ramkhamhaeng 26 

Why the 26? 

It was dark all I could see was traffic and KFC 

IS it a good investment?

The '26' is because it is in the 26th sub soi of Ramkamhaeng.

It is a mostly Thai area, also with a big University.

It depends what you want it for, rental/investment or for you to live there.

If it is for you to live in, where do you have to go for work? This is far from the main Sukhumvit area, so only useful if you work in that area. There is a lot of traffic in this area and no BTS/MRT at present (coming I believe).

If it is for investment/rental, it is an OK area as many Thai's to rent it and also many Uni students. You would need to check the rental values of the building at the noticeboards in the building or online. It will not be high rental rates.

orange line underground in front won't be operational until 2027 at least, the stations and tunnel are completed, the worst of traffic distuption is over, just no trains till the rest of the line is built and even then traffic is bad

 

in the back is the airport rail link, a bit harder to get to, also easy access to the expressway and motorway to the airport 

 

there are 2 big university, the Ramkamhaeng open university, usually full of working class students and from the south, often muslim so plenty of mulim workers and food in the area, the other is private Assumption University (ABAC) ususally rich kids so easy to rent out 

 

during big concerts at the stadium the traffic will be unbearable

 

ther used to be smaller 'the mall' shopping malls around the area but they demolished most of it waiting to be rebuilt after the trains start running maybe, at the moment there's a small 'the mall' on the opposite side of the road, now there's only supermarket department running, there's the big 'the mall' shopping center that's recently renovated on Bang Kapi the next big road away

 

oh, the are around there is a low lying basin - essentially lowest area of Bangkok that's prone to flooding, there has been big flooding in the 80s

I was in staying near Rajamangala in 2011 and was prepared for the "big flood'' but as far as I can remember there was only minor flooding in isolated parts of Bangkapi, nowhere near the OP, seems most of the flooding was near Minburi.

Reminds me there is also some alternate transport at RU Pier about 10 mins walk from the OP, on the Klong San Saeb Express.

I was even thinking of buying an apartment in the area for investment, and my stepdaughter who will likely be attending RU in a few years.

yeah, people in that area were bracing for the flood - the whole area got built as a moo-baan development in the 70s and uses groundswater that result in subsistence - leading to big flood in 83-84 that lasted months, the memories lasts a long time

the 2011 floods didn't reach as far into Bangkok then

until the orange line underground opens the boats are very fast albeit smelly way to get to the city... but it's on the opposite side of the road - MahadTha bridge pier just after RU pier is actually close to Soi 26, most thais take a motorcycle taxi

I will have to see if it goes to Lumpini park Silom station
