     I would turn your sentence around a bit and change it to:  Traffic is becoming unbearable, so it does matter where you are in Pattaya.  Which was the point I was making in my post.

Selling mine, Pratumnak but right on the border with Sth Pattaya, easy walking to Walking st, 100 sq m, totally renovated 2.5 ys ago, 1.8m by 8m balacony, has partial sea views and a mass of green in front,  price is a little more than your quoted range, plenty of parking very good committee, well maintained building.

The worst the traffic gets the more i enjoy living within easy walking distance or easy short baht bus to most anywhere i want to go....central mall, the beach , buahkaow, etc etc...don;t have car or bike and don't want one especially if going out to have a few beers...may pay a bit more in rent to have great location but more than worth it in my life.

4,000,000 Baht, divided by 60 months, is over 66K per month. You can rent a mansion for that. 33K would get what you want in upscale for 10 years. It depends on your age I suppose. At 70, I'm buying nothing.  However, I've always asked myself, why buy an anchor if I don't have a boat?

Why divide by 60 months. I've had mine for 19 years, and hope to use it for another 19 years. 4 million divided by 456 = 8772 and i still have an asset worth 4 million. But i agree at 70 is maybe too old to buy, who knows you might drop dead at 75.

    66,000 baht will not rent you a 'mansion'--not in Pattaya, anyway.   It will get you a 3 or 4-bedroom pool villa, give or take and depending on age, condition, and furnishings.  There's a 6-bedroom, 10 bath villa for rent at Siam Royal View--not sure if that reaches 'mansion' status but it's 500,000 baht a month.    You'll also not be going too 'upscale' for 33K a month in Pattaya, unless you're ok with livin' small.   33K will get you a small 1-bedroom at Northpoint or The Palm.
