Bangkok is accelerating efforts to implement a new city master plan, replacing the outdated 2013 framework. This revised plan is aimed at addressing rapid urban changes in the capital. It has cleared the Town Planning Committee's review and is expected to be open for a 90-day public review in March 2026, ahead of its planned introduction in mid-2027.

The Bangkok Metropolitan Administration (BMA) intends to adapt the plan based on feedback, keeping around 90% of land-use zoning unchanged. A significant alteration is the expansion of the “orange” medium-density residential zone, which will now cover 349.95 square kilometers, up 23.49% from the previous plan. This change is expected to facilitate larger development projects, benefiting real estate developers.

The revised plan emphasizes development near mass-transit routes, especially around rail stations and interchanges. Areas within an 800-meter radius of these transport nodes will see potential for high-rise and extra-large developments, some without height restrictions. Selected high-value locations have been earmarked for mixed-use projects, enhancing investment opportunities and regional infrastructure.

The Rama 9–Ratchadaphisek area is designated as a secondary central business district, aiming to boost economic activities with higher development intensity. The plan incorporates incentives for public benefits, such as parks and cycling lanes, allowing additional commercial floor area. Nine priority zones have been highlighted to support urban growth and tourism, focusing on areas like Rattanakosin for commercial and conservation benefits.

As the BMA modifies the draft in line with public and committee input, the city prepares for long-awaited urban development changes. The new plan, targeting implementation in mid-2027, promises a strategic approach to managing Bangkok’s future growth and infrastructure needs, reported The Nation.
