Security. Is there an empty guard box, a sleeping 'guard' or a keycard system with a manned box where visitors or non-residents have to either leave ID and/or the guard needs to call the condo owner to confirm access? Is there key card access to the lobby or is it an open door to a grubby foyer with broken cctv cameras? Is there an open-door policy to hookers and bar girls? Are the elevators clean and well maintained?

Older units with poor noise insulation may have a higher level of owners/tenants doing very noisy renovations, breaking out old ceramics with a hammer drill, etc..

That is one advantage to a house. She has her yoga room and her gardening. She asks me when I want lunch but don't see her much between 10am and 5 pm. We enjoy each others company but also being alone.

Low-budget shouldn't mean high-risk. This condo is showing clear signs of weathering; the faded, porous paint is a gateway for water to reach the internal rebar. When the steel skeleton of a high-rise rusts, the building loses its ability to support its own weight. Without an immediate investment in waterproofing and roof repair, we aren't just looking at an eyesore we're looking at a potential structural failure.It's also sign of comitteee dysfunction - probably unable to recover bad debts or have sufficient budget that isn't stolen to do necessary maintenance. Add to that the corridoors probably stink to high heaven with cooking and pets I wouldn't touch it with a bargepole.

And looking at the roof you can see some owners have put their own paint over their condos to stop water ingress which must have been a problem as the roof won't have been painted for donkey years. Like the smiley face though !

Lived in and owned many condos and the view is what by far added the most value for my me but some would rather have 5 bedrooms and loads of "home".

I'd add in #6. 2 bathrooms (or at least 2 toilets), couldn't live with somebody in a room that only had 1 loo.

Matter of fact last year there was water leakage into the top floor apartments on level 6 from the rooftop

Swimming pool still looks empty

Also consider around holiday times Xmas etc high season you will get aussie bogans and Russians etc being loud with music ,parties

Condominium like Arcadia international, Olympus condo etc attract this type

If your condo is near the pool expect noise in high season

I had a farang friend who was on the ground floor with his balcony facing the swimming pool had to TIE up his table & chairs on the balcony as they were taken off by Russians to use them by the pool

They just leant over and took his chairs away

That's more likely maintenance staff rather than owners, they do things on a budget

For a lot of buyers , the first floor should be of high priority.

Totally agree. They couldn't even get the second and third underpasses built that were supposed to be built on Sukhumvit to go under North Pattaya Road and South Pattaya/Thepprasit Roads.

On top of all the other factors to consider already posted here, best to buy a condo on the shadier side of the building.

So if you are in Pattaya or the east coast you should not choose a sea view room? As they face west you are going to be on the sunny side of the building. You will also have a sea and sunset view.

I live in Pattaya with monthly spending after all of my expenses that's everything I have a remaining 30000. I never spend it all ever every couple of months I go to Bangkok for 4 or 5 days to get away a little side trip. I live a very good life in my opinion anyway I do everything I want to do never spending the full 30k monthly. I do own my own condo very small place but I live alone so it works perfectly. And I worked in Thailand for 15 years so I'm covered under the social security scheme 100% for medical which they deduct less than 500 baht monthly from my bank account for the coverage.

I don't drink I don't smoke I don't have a live in but I do see a friend to play hide the banana probably three times a month at 70 years old that suits me fine.

And no one has mentioned the " lonilessness salary'

Yep...met a farang when I was in Pattaya at the Canterbury tales bookshop ( Rip to the owner )

This farang told me he retired to Pattaya but had his "Girlfriend" visit every week from Friday to Sunday where they went to restaurants ,watched movies etc

She was paid a monthly salary

She done his cleaning ,washing clothes too and stayed the 2 nights

A "pretend" girlfriend, he was in love with her but he only saw her Friday to Sunday night

Waste of money .

He had no idea what she done the rest of the week but Saturday night was horror movie night on his rented condo and his "girlfriend " had to sit with him on the lounge watching horror movies

She must be thrilled...ahhh what people do for money huh

And look for pigeon shat on balcony many condo owners fight with them as a full time hobby.

Like someone else commented you can paint or decor as you like.

That's an important point but one that can be overcome. 10 years ago, I had issues with pigeons roosting and nesting on my balcony whilst away for half the year. Solved it by using clear pigeon spikes on the railings, ledges and any landing areas. Also netting around the A/C enclosures - and temporary netting draped over balcony furniture when away. Apparently pigeons return to where they are hatched and have an amazing homing instinct. Thankfully, the cycle has now been broken as pigeons from that time would have died off by now. Still, some pigeons go to a neighbour's balcony instead.

You can have seaview and not be facing directly west. A number of our seaview condos faced north to northwest or south to southwest and still had nice seaviews, as well as the coastline. We had one condo that faced directly west and--never again. The west wall got very warm and we had to close the drapes for most of the afternoon until the sun went down.

Depending on where on the coastline the project is located, you can have seaview directly out your windows and still avoid direct sun in the afternoons. That was the case with our condo at Garden Cliff condo in Wongamat.

When our condo window broke we got it replaced with double glazing with uv protection. Best investment we ever made 31k for a studio on Jomtien side View Talay 2A - you don't hear the bars from the complex and whilst it might be rosting outside the window is just cool. Saves on AC as well. Got it from the shop near vBIG C Pattaya Klang. If you were truly minted triple glazing would be amazing.

I purchased my studio condo just off Naklua Road 15 years ago. I paid 800,000 baht because it was in good condition and central to everything. Since then the 7 Eleven 50 meters away has gone and not replaced. All the banks from Soi Potisan to the Dolphin roundabout are all gone. In saying that the baht buses are still operating. There's no need for a car or motor bike as there's decent shopping now at Best Supermarket and a good selection of bars heading towards the beach. It's a good area for older guys as it's not in your face like Soi Buakhaow and similar areas. I can get boozed and it's only a short walk back to my condo

Get "cash heavy" right now. Wait for Trump's war to destroy the global economy including Thailand, they buy a cheap condo in a buyer's market.

Is 2A next to 2B, the first building down that horrendous drive way where I was forced to wear my yellow safety vest walking as motorbikes sped inches away from me !!!!

I had some bad experiences in 2B unfortunately where the cafe / pool area glass doors were locked and I was practically detained, it's only through this forum where I put out an SOS that a few forum members arrived to help me escape through that side gate , I was quite lucky

But maybe 2A may be an option to look at to buy in future , it appears to be that first building I believe once you walk through that security box where the guard pretending he doesn't speak English once I told him about the rubbish on the sidewalk

We spent 3 years in a Sea Facing unit at Wongamat Riviera & had to keep the curtains closed in the living room/main bedroom 10am-6pm, had to have at least 1 AC unit running 24/7 + another running for approx. 6 hours.

My PEA bills we're around 4,800 THB pm but even with the ACs running, it would get so hot in the main bedroom that we ended up sleeping in the back bedroom (especially this time of year).

Moved (closer to the beach) into a unit that had a Balcony with a full sea view but on the side of the unit so no direct sunlight into the unit, PEA bills are now around 1,800 THB pm.

See a psychiatrist first. You may have lost your marbles.

Yep, I've got 2, ground/1st floor.

I can sit out side my condo, on the common area, drinking beer, then 2 or 3 steps, splash I'm in the pool.
