Nope. No gotcha.

Simply saying, it can't stay at 800k / 65k forever. Eventually these amounts will be increased. That increase may be small, to reflect a higher cost of living, or large, as part of a broader policy to clean Thailand out.

So, you agree it's not if, just when.

That leaves the amount, and for what purpose the Thai government will chose that amount.

Which way do you think they will go?

100k for marriage

200k for retirement

That seems fair to me!

Thailand can catch up if it issues a hassle free, long stay visa , to any foreign property owner on freehold or leasehold. Visa delivered with a simple submission only asking for a pension or revenu statement from homeland and the document of the house land leasehold or the condo purchase and that's it.

What would also be constructive would be to allow foreigners to one the one piece of land for one house is built with the price fixed by the government to avoid obvious temptations to cheat.

Let's dream a bit...🤣

Is it really that hard to live within the law. I don't think anyone will be deported for traffic violations, or flying a drone, unless for nefarious reasons. My 2 violations of 'high' crimes : speed & camera height 🤣

Only a fool would expect that some convoluted method of owning lad was legal.

Do you think that there first stop when they wanted to buy was at a lawyer's office to set up a company?

In any event, it does not appear that setting up a nominee company in and of itself to own land is a deportable offence.

Let's present this scenario in a different way. You invite someone, a new neighbor to your house. Known him/her a short time, enough to feel comfortable to invite over for a coffee, and show off that cheesecake you baked yesterday, that turned out really good.

He, she asks, where is the toilet, and you point down the hall. A minute later you need your phone, it's in the bedroom, you go to retrieve it, and he, she, has your jewerly box (that was in the closet) on your bed and open ....

For many retired expats, past, present, and future, when it came to Thailand versus Vietnam as a retirement destination, Vietnam was crossed off the list straight away, due to not having a long stay visa.

What has been funny in this thread is some members will not even contempt the possibility of Vietnam having a long stay visa in the future.

I have said it would not surprise me if Vietnam announces a long stay visa next week, and coincidentally, there's a news article reporting the Vietnam government is considering it, right now.

Not moving. Still enjoy living in Pattaya, with Thailand's visa laws having minimal effect on me.

After Vietnam announces their long stay visa criteria, and if that criteria is "easier" to meet, it will be interesting to see if Thailand competes, with perhaps softening their long stay visa criteria.

Yeah, hopefully they have a visa without any financial requirements before Thailand cracks down on visa agents and you have to move. 😂😂😂😂

I've been bringing in well over the 65k a month, so that's my fall back to any serious banning of agents here. The banning of agents will not see me HAVE to move.

When Vietnam announces their long stay visa, I am sure it will be reported on this forum, and I'll be having a look at what they offer, because, unlike many, including yourself, I have not imprisoned myself in Thailand. I can leave if /when I want to.

This is the reason why you, and some other members, do not want to discuss the topic, it's because you can't leave anyway. You've gone "all in" on Thailand.
