i want to get my house independantly valuated. so i can give the copy to the customer so they know what value they asr getting for money

but i have seen one in thailand yet alone samui

I think BigC asked for an independent real estate appraisal (or: property valuation) but I don't know if there is any such system on Samui or Thailand like we have in the west (at least in my country).

Banks use -independent- experts to have an appraisal done before they decide about a mortgage. Also, an appraisal might be required by a buyer. These experts (in the West) have to take an oath and are responsible for eventual damages and/or problems.

I don't know whether a commercial company like you mentioned, is 'safe' enough for a buyer.

I wouldn't take a report from a local commercial (real estate) company for granted as being the real value of the property....no way.

From what I understand, banks use value of land based on land office valuation + cost of building per sqm,their costings are different from what you get charged here on Samui .You can get get a fair idea of your properties worth,by looking at cost of similar land in the area,then work out the replacement cost of existing dwelling eg: 300sqm xbht 20,000 =6,000,000.00 + cost of land.What you ask for is another story.I will try & find the valuation site that I've seen.
