I have a small bungalow built by locals and the hot & cold water system has never worked well if at all.

I have a good powerful pump from a 500 litre tank which leads up to Steibel Eltron 120 litre immersion heater in the roof space . The first time the power was connected the element burnt out due to the water not being turned on !!

The element was then replaced together with the thermostat and we still did not get hot water !! THe supply only has to go down to the kitchen and bathroom and the kitchen only recieves a trickle of water although the bath gets a good flow.

hel_l , only had this house built with a bathrom for a bath from time to time but am increasingly frustrated.

Can anybody help in any way please ??
