I Would Not Want To Have Just Invested In Property In Bangkok

One thing I am surprised by is the way the developers advertise the properties, throw up a nice looking show room and when you start making enquiries, find out that they want you to book now but the project won't be finsihed for something like 18 months down the road.

Basically, they are asking you to finance the project.

There are a plenty of developers who are so far in the black that they finance their own projects and pre-build detached homes before sale, although I doubt you'll find too many who won't start their selling phase with high rise condo projects.

It's not too hard to wade through the marketing and pick them out.

More importantly, the reason most condo projects launch prior to construction is one of financing from the banks; you have to get financing, so they start selling in advance.

There are some that don't do it this way, but very few; even the most robust property companies specialising in condos (and LPN debt/equity ratio would be one of the best of the listed companies) still sell; might as well rather than waiting; many do keep a proportion of units back to sell upon completion; in the case of LPN the lead time is relatively short, in the case of a high end larger project such as the Met it could be up to 4 years.

Or in the case of Grande Asset (quaintly called Grande Liability at a meeting I attended recently) perhaps a little longer.

At the end of the day, the choice to buy or not, all comes down to what fits into your plans of living in Thailand. I just bought a condo which is situated about 200 meters from Thong Lor BTS. It's due for completion in May next year. I live in Pattaya but am increasingly spending more time in Bangkok because, after seven years living in the worlds largest brothel, have come to the conclusion that I can't stand the bloody place (can't move because I've got a Thai wife and a couple of kids there). I like decent standard of accomodation and a good hotel in Bangers runs at 3 - 4000 Baht a night. If I stay there for 10 days at a time every couple of months then buying a condo makes sense. I've got a nice little love nest which is a stones throw from the sky train, will have a large shopping mall on the lower levels, and two swimming pools on the sixth floor. I'm not concerned about the resale/investment angle in the least. It's just a good lifestyle choice.

What's it called? I like that area.

Even though I advised against buying to *live* in a condo, investing in them is different.

Every deal is different. yabaaa is getting positive cash flow. Owner-occupied and positive cash flow from rentals are two different things.

Given the amount of condo building which will translate to condo letting where do the tenants come from ? London would serve as an example of an excellent buy to let market, densely populated. limited accomodation possibilities, high professional occupation....and its struggling. Too many people got in on it, too many too late. and when the rent ain't making the mortgage

No problems letting mine out at all 10million people in Bangkok many coming from overseas to work for the Asian arm of their companies, and remember we dont all have mortgages I certainly don't. At the moment my next available condo will be December the rest are booked until August next year many people send a deposit from abroad and plan many months ahead , some customers even living in Bangkok will wait for months to move in..........I must be doing something right.

If anyone knows of a great, or even good, deal on a view condo in the CBD, let us all know. Ready to buy, if there's incredible deals out there!

Please define what area you call the CBD. It is highly dependent on your prespective of Bangkok.

Its way to easy to lump everything in the CDB as "good location".

there can be good and bad locations on the same soi for crying out loud.

good location is dependent on many many factors.

people who cant afford to live where they want to live get angry and insist that everyone who has more money than them are "idiots"... its simply jealousy. isn't it funny that the poor people are always much hipper to finance and investment than the people who can actually afford the expensive condos? oh yeah... they must all be trust fund babies.

congrats Jabbaaa, you certainly must do a lot right! You did your research well, your marketing is international, you cash flow seems strong with deposits flowing. It sounds all so easy. Guess it was not. Speaking Thai? Trustworthy Thai partners? What traps did you avoid , which ones you fell into ?

Bought off a well known developer close to a BTS with a nice riverside location but without the stupid riverside prices, bought only a certain size of unit and not some daft 5-6000000 + units. Yes trusted Thai partner the marketings easy Thais dont do marketing in my opinion...............I looked at what else was on offer in the market I was aiming at and it was abysmal, plastic sofas broken doors on kitchen units, dirty , old master paintings on the walls it wasnt difficult to out compete them.

Got partner on the residents committee so we know whats going on and when and who we can consult quickly if there's any problem. So far so good. Full now until August 2009 except 1 will be available in December this year. They are priced 2-4000 baht more than similar lacklustre untis at the same location, we pick customers up from the airport too for free.

I would have to say, I agree with the original poster!

I am now in my 3rd year living in Thailand. 35 Year old Offshore Oil and Gas worker living here to avoid tax, and to bang the birds of course!

When I first came to Thailand 3 years ago, my plan was to: Learn Thai, Meet a Nice Thai Girl, and buy a property.

Luckily, I am a smart guy.

I was offered a rental condo off another Oil and Gas worker in Pattaya for the first 2 years I lived here in Thailand, and had what was probably the best Apprenticeship anyone can have in Thailand - if you can survive in Pattaya for 2 years and not get a bar girl as a girlfriend/Share with Thai B/F and come out of it without losing any money, then I think you can survive anywhere in Thailand!

Anyway, I must say after renting a condo after 1 year I decided I would never invest in property here, or open a bank account and put any of my hard earned cash in this country.

Secondly, after installing Key Logging software on a second laptop, and leaving it strategically placed on the coffee table for when Bar Fined whores were brought back to my condo and they asked to check their e-mail accounts, I was able to get inside the mind of Thai girls - mmm, forget meeting a nice girl - we will always be outsiders to them!

Lastly, well the Thai Language, mai pen rai!

Funny enough, I actually got a bit worried about a mate of mine who has bought a condo off the plan in Bangkok, and told him only today to walk away from it now, and just forget about the $US20K he has put into it...Completion 2009, maybe 2010, or never!

May I add one last comment, that recently during a trip back to Australia and whilst sitting in the hairdressers chair, when asked by the young girl where I lived overseas, I said " I live in Singapore " becuase I was too embarressed to say Thailand!

And to all those about to flame my honesty here, the reason I stay, is the tax savings and the birds man! the birds! Soi Cowboy - My New Home! Time to go to AfterSkool now...Yeee haaaa!

I'd agree.

I think the general rule with any property purchase is buy knowing full well you will not see your money again. Even if you have some dodgy law on your side, enforcing it is another matter.

If however you just want a place to live, and the condo has got a longer life than you, then ok, assuming it doesn't get confiscated or run in to the ground by bad management.

But best to ask yourself whether you are prepared to lose the money, because that is what is most likely to happen at some point.

Funny enough, I actually got a bit worried about a mate of mine who has bought a condo off the plan in Bangkok, and told him only today to walk away from it now, and just forget about the $US20K he has put into it...Completion 2009, maybe 2010, or never!

May I add one last comment, that recently during a trip back to Australia and whilst sitting in the hairdressers chair, when asked by the young girl where I lived overseas, I said " I live in Singapore " becuase I was too embarressed to say Thailand!

And to all those about to flame my honesty here, the reason I stay, is the tax savings and the birds man! the birds! Soi Cowboy - My New Home! Time to go to AfterSkool now...Yeee haaaa!

Well, I live in a condo in Bangkok on a high floor - rented of course...

It is now night time and I have 2 hours ago just walked onto the balcony and looked 180 degrees from left to right at every other condo building I can see.

In every building I looked at, there was no more than 20 - 30% of the lights on in these buildings.

I have done this for the last 3 months.

What it tells me is that there is a very low occupancy in all these condo complexes including mine!

The whole idea about a forum is to express your opinion - this appears to be a fact that I can see from my window.

I challenge anyone else who lives on a high floor in Bangkok to do the same - and see how the lights have gone out!!!!

Can you also tell me why only in Thailand (and not the rest of Asia), if a Foreigner buys a condo (that he is entitled to do by law here) the contracts are always written in Thai?

This seems to be true for (Suk) Sois 11-19 - several very big projects with very few lights on in the evenings.....

3 months? what a bizarre thing to do. Your neck must ache right? obviously all your money is the bank so here's a tip, next time you look try to remember the floor and slip a note under the doors offering silly money for empty condos. Simple and you would get rich real quick :o
