I recently rented a house in Mae Rim which I found through a Chiang Mai Agent - chiangmaihouse.com. They have a good selection of houses of varying types and can be talked to in English at their "office" near the YMCA, in Sermsuk Road; there's a yellow sign in Sermsuk road outside their cul-de-sac, placed at slightly drunken angle.I viewed two, priced at around 15,000 baht in Chiang Mai itself. I saw about 10 altogether mostly in the Mae Rim area up to 25,000baht. In spite of appearances, they are very good at the job, and provided their car gets going on the morning , will show you a good choice of homes.

Another Agent I tried ,owned by an Englishman (whom you probably won't see) is Jasmine Homes at jasminehomes .co.th. They are located on the Maejo Road, Highway 1001. They appear to specialise in homes in the usual new Thai gated village communities and couldn't find anything suitable for me, as I was looking for a house in a rural situation standing in its own grounds. I only viewed one with them. The owner pays the commission. And two months rent is required as Deposit.

Are you in Thailand now? If so, contact Khun Lamai on 0869127114. She is the project manager for Somwang Mountain View estate which is in Mae Rim on the road leading to the school. She speaks very good English and I think there are houses to rent there in your price range. Nice quiet area. If you can't phone post again and I will try to get an email address for you.

We just moved this past weekend and looked at many homes in Mae Rim. There are some great gems there. Try Empress Place which is just across from the back entrance of Green Valley Golf Course (it's attached to Palm Spa). There were several beautiful homes in that neighbourhood that would fit your price range.

The method that works best and cheapest for me is this.

I select the neighborhood that I want.

I find a maid or shopkeeper or someone just wandering around.

I ask if they know about any houses for rent and if they can help.

They usually have great advice and they usually make several thousand baht in the deal.

If you go through an agent. They pressure the landlord to jack up the rent price so that the agent can get a bigger commission. This is why my house would typically rent for 12,000 by an agent but I pay 7,500B/month (3bedroom, nice yard)

Which month do you want to start renting? and for how long (3,6,9 months or one year) do you want to rent?

Agree with Wandering, you should be able to get a good price Mae Rim way, depending on what you are looking for, and who you go through. I know of a person (Thai) who just recently began renting a 3 story commercial building, WITH 2 story house with garden at the back, for 6400 baht. Of course, it doesnt have air con, isnt furnished, and needs a little fixing here and there, but not by much. Blows me away what you may find with a bit of good hunting!

edit: He basically just went driving around and called up the numbers on the boards outside any properties he was interested in, even those that said for sale (some will settle for a tenant, if they have been having difficulty renting). If you cannot speak or read Thai, i suggest its a good idea to find someone to help you out, if you decide to try this way.
