Reading that sounds an awful lot like it came from some MBA student's 'independent study'. :o

On points it raises as many questions as it answers doesn't it..

"The maximum price of detached houses is at 4,900 baht/square meter and the minimum price is 5,000 baht/square meter. :

Huh.. the maximum is lower than the minimum..? And where did that figure of a whopping 46,875.50 baht/square meter come from..?

This kind of casts doubt on everything else in the article, though the land prices quoted seem reasonable/possible. One thing it doesn't take into account *at all* is the exact location: Being on a main road, even in a distant sub-district costs more money than somewhere up a field. Then the type of land registration affects price, and the availability of electricity and telephone.. For farm-land, an irrigation source makes a huge difference.

Ok this is all a very elaborate way of saying : Your mileage may vary. :D

Personally, land that I *liked* (I.e it's nice and not much more than a 30 minute drive out of town) came to between 500,000 and 800,000 baht per rai. Close into town, i.e. off the Canal Road, prices are mostly 6000-8000 baht per square wah. (400 wa's in a rai)

Oh, and those are real units to me. I'd probably convert acres to rai first when evaluating land size/prices elsewhere in the world. :D

Cheers,

Chanchao
