Land On The Ping River

I was reading the Nation today and saw an article on the Ping River in Chiang Mai.

Does the Ping River run through Chiang Mai? How much does land cost that is on this river and any comparisons on prices the further away you get from Chiang Mai?

I also read that it smells and the factories dump their waste in it - is it that bad? if so, where is the clean part (up river), what part of the area?

i have never smelt anything bad from the ping, but I have never lived right next to it (About300metres away at the mo.).

I was driving beside the river today and I thought about the property prices.I have no idea how expensive, but there is truck loads of undeveloped land along the river that is very close to town..especially north of the city.

My experience only regards north of town but I would think flooding might be an issue and may be the reason that few homes are built along the river itself. It is also the probable cause as to why roads are built some distance from the river such as the Mae Jo Rd and the higway north up to Mae Tang.

There is not much industry going north but plenty of agricultural seepage (AKA chemicals and fertilizers) and of course elephant dung.

I personally find little charm in the Mae Ping south of the Mae Ngat area.
