well funny enough they are doing this here in RAWAI..EG Dons mall this.. 2 rai of land was sold for 30 million + they are now demolshing and rebuilding a new shophouse complex so know PHUKET IS BECOMING LIKE THE WEST? whats the differance... times are changing..and prime land here is fetching more than land and house...they dont make any more ...land...

Dons mall was a large block of land with very little development on it facing the main road.

That's why its a prime sight for redevelopment, name another site.

across the road from dons mall a lttle further down which was once a cafe and internet shop called BLUE..that was sold for over 20 million bht about 2 yearss ago that is know a row of shop house and that was less than 2 rai ..the shops have just been completed and are now ready for sale or rent and both the buyers of this land were THAIS.. more info you... mr callen so like i said before land seems to be wort more for devolpment than someone trying to sell there

own land and house......

and those shophouse will rent for 35-40k per month, it will therefore take 5-6 years before one of them is actually rented.. (god forbid they lower the rent to make sure its rented all year long)

These guys won't see a profit on the 20mb before their grand grand grand grand grand kids.

Have they rented or sold them yet.

A lot of Thai people see a successful business and want to do the same thing next door and think they will be successful to.

A example is on the road to Krabi a few years back there were half a dozen barbecued chicken stalls who did good business

Now there must be close to 50 trying to make a profit out of not a lot more customers

I'm assuming you are joking, I'd guess that the sales and administration costs alone would likely be close to that on their own.

Who would ever bother to be a developer? it would only take 1 incident to completely knock out all your potential profits.

That sort of figure doesn't even cover the risk factors, let alone any profit potential to motivate someone enough to take up the pretty tough and risky endeavour of building here.

I am talking about a qualified/registered builder with insurance using qualified trades people.

What administration costs, as i have found out a lot of speculative builders here are not Thai.

They are building one or two houses at a time and manage it themselves.

Explain the risk factors on this forum, since you seem to be in the business.

I know things work differently here.

In the first instance you mention Dons, Dons is a prime development site suitable for a fairly large supermarket

A decent supermarket would be a very good business at that location.

Super Cheap are about to build a new outlet in Chalong on Chaofa West road on a small block.

according to these numbers the actual transfer a month in Phuket is like 5400 million baht. Who said Phuket propertymarket is slow?

5400M baht is $180M, it would be interesting to know what the amount each month was 4 years ago

I Think this tells its own story..LAND in phuket is getting more valuable and it is the Thai development..SPECULATORS who are doing this..just like any other devolping country.....get your checkbook out mrCallen.....

I know things work differently here.

I'm not in the business but even so it should be painfully obvious to anyone who has a think what potential risks there could be above and beyond building in a more developed country.

Like people (subcontractors/builders) running off with your money, using shoddy materials, doing the job incorrectly, lying to you, skimming money off the top at every turn, bribes having to be paid, costs/problems arising from land ownership/transfer issues, Maintenance and advertising whilst you wait for a buyer.

land office go public with their numbers 4 times a year at least, so search Phuket gazette 4 years ago

4 years ago developments sold out before completion

Today I believe its 3 major groups of buyers,

high end completed properties, 20-80 mill baht,

and land investors planning developments to start when sun is shining again

inexpensive developments, max 3 million baht/unit, not north of Bypass

I still believe AUD is close to be OTT :)

curry trade hurts when it falls

there is no doubt Phuket land is increasing in value, despite current financial scenario

small plots in less attractive locations/lonelyland presently SELLS at 30k baht/talangwah. 5 years ago this was price in Kata/Karon

several, if you by own mean owning shares in co ltd and/or having lease which can be sold or converted to freehold and/or usufruct, and/or freehold condo, and/or own just the building, and/or have registered debt on landtitle

My Wife owns some land and a house here and we are on the lookout for another piece of land to build a house on. When I build the house I'm as sure as anyone can be that I would be able to very easily sell it for twice what it will cost me to build if I so wished to.

my good freind and partners wife. own the land...and me and my son . uk..are joint leaseholders of.the land house for 30 years+... i have done this before and have bought and sold this way.....

I still stand by my previous posts...that land in phuket will still continue to rise in price...but i would not say that about buildings etc....lets wait and see..

Very good honest opinion on what is really happening in Phuket at the moment.. i wonder wether Mr Callen will agree?

Of course everyone would like to invest in Phuket, But simply don't have the money to play with.

Everyone wants something for nothing, but unfortunately Phuket isn't the place you will find it.
