Trendy Condo Sukhumvit

I want to have my condos for rent on long term contracts, but I am not sure if I should have them fully decorated and furnished. Is there a market for renting empty condos? And do anybody have a clue about the prices, and if I should use the administration in The Trendy or choose somebody else to take care of it?

Have you thought if anybody would want to rent in there at all?

Empty? That's not kind of a place where expats would be shipping their goods from overseas.

Leave it with the condo company to carry on with the first rental agreement.

Sorry to say, IMO, you are high and dry with Trendy. Expect long vacancies.

I think you are wrong there fella. The most important thing to people who will be renting in the price range that the unit is walking distance to the BTS. The one thing that the Trendy does offer is that is sure is BTS friendly. Its right there. I think that units there will fill quickly and occupancy will be high, for that reason alone!

I rent in a building even closer to a BTS station, it is much smaller than Trendy, and rental/sale office still has on display about 50 units. If we assume the contracts were uniformly 1 year long, that means the units have been sitting dormant since building's opening 10 months ago.

Poles in the area all bear rental banners (by owners to avoid paying 1 month fee to the agents) and that makes additional 20-30 units that have been idling since opening.

I think a fair rate would be 16-18k per month fully furnished with UBC. They are a little smaller than the corresponding units down the road and probably crappier view, but are new and a few minutes closer to the skytrain.

14-15K, more likely.

Brand new 35sqm studios, BTS, walking distance to BKK Uni go that kind of money, furnished with "SB" furniture.

Thanks for your replys however I didnt say it would get 45,000. The question is does anyone know what a fair rental would be? and yes i have seen older condos much bigger and much cheaper however I personally couldnt live in them but thats just me. some of those places 20 years old with extremely shabby furniture

You'll rent it between 30-35,000 Baht per month.

By the way, what's your unit number on the 11th floor? Is it a corner unit? Is it facing the back or front towards the Regent Developments??

Thank you for your e-mail. Project will be finish approx end of september and will start to tranfer



(start tranfer first time is floor 16 and floor 15 ..to lower). You will come to sign contract before 25 August otherwise owner will hold your deposit.

anyone got a solution fot this? I need to pay the owner of my unit his share approx 1.6mill and then the balance to trendy on completion. Im trying to avoid flying from oz to hand over a cheque. they wont post a signed contract as they want the money first. If I transfer the money there is no gaurentee they will sign after? cant think of a way around this one except fly over.

The contract should be signed before handing over money, and the contract should state something along the lines of 'on receipt of 1600000 Baht...' to protect the owner. Shouldn't matter if you are handing over a cheque or transfering money from an offshore account, as cheques can bounce. And you can't even hand over cash (if this is being done in Thailand) as it would make it a pain to prove the money came from offshore and will cause tax headaches.

Not wanting to sign anything until after getting cash sounds really dodgy - this is standard, everyday stuff.

That's the lady that I've been trying to track down. Miss Ann.....aka Kanok. Me and my mate got units on the 11th and 12th floor respectively. Not a whisper from them about our completion date!

We've asked for a further discount and they have not got back to us at all. They're avoiding us as we're trouble to them!!!

Am purchasing a studio unit on the 8th floor. Just did the first inspection to list defects for correction prior to the official ownership transfer (scheduled for first week in October)

Found the drain for the Aircon unit was broken and leaking water onto the drywall. A second drain had not even been plumbed for external drainage.

Would suggest everyone else open the intake grille (on the INSIDE section of the AC unit )and look to make sure no similar problems...If they did it to mine, chances are they messed up on others as well.

Otherwise the unit looks pretty good and just a few minor defects. It's been a long excruciating wait but perhaps we can now see the light at the end of the tunnel.......???

I have bought a one bedroom on the 17th floor facing the front of the building. This level and level 18 (duplex's) will be the last to be completed.

You are not wrong, the wait has been excruciating but this time I think the end of the year prediction will be correct.

This whole project has scrubbed up a lot better than I expected. Have you taken a look at the interior of the shopping centre and office complex? The finishing and quality is very good. Overall I am very happy with the final results.

Thanks for the tip about the air con drains, I will check them out on my final inspection.

What are you talking about Naturals? have you inspcted these levels yourself? they are very close to handover, I've inspected them myself.

I agree the common areas look quite good. Still a bit concerned as the lifts are not yet fully functional. Khun Anchalee tells me the common areas, lifts and pool should be open Sept 15th (a bit optomistic?)

Once the defects are corrected (I found a list of 12 that need to be fixed) in my unit, it will be just as billed. Looks just about like the show unit. I am surprised that they even included the extra small downlights and painted wood floor trim that I thought I would have to install myself.

Another unexpected extra is they plumbed even the studio units for a washing machine. Problem is of course there is no true balcony in the studios. You pretty much HAVE to put in a small electrolux washer (next to the kitchenette unit) or live with the exposed pipe coming from the wall. Anybody else with a studio out there notice this?

Finally, I am pleasantly surprised at after an eternity of delays that things are really accelerating now. I did NOT expect to get a notice to inspect my unit at the end of August - but there it is.

Still no floor or kitchen area , so very much unfinished.

Other floors ( except very top) are ready to inspect and transfer.

The new transfer company seems efficient and they have a short term time schedule to work within for project completion.

Very apologetic about delay and advised contacing Grand Asset re compensation.

I was assured that the gym/swimming pool etc will be complete by mid October.

Communal areas seem very well finished and shopping mall starting to be fitted out.

Family Mart up and running at entrance.

Very much more positive in my opinion.

I told you all the inspection is a waste of time and complete boll$@ks!

I'm not going to be travelling all the way to BKK just to inspect a tiny 1 bedder.

Most importantly, when do you get your keys & the actual apartment????

They are just softening the delays by trying to get buyers to inspect their apartments etc. It's just a sales delay tactic!

Inspection?........The builders will still be on-site after hand-over to rectify any defects. Hence, I don't see the need for another inspection. Everytime I've been in BKK, I've done an inspection and the apartment looks exactly the same.....UNFINISHED.

Let's see when they transfer and handover officially.

That'll be interesting. So far, they haven't even asked me for the balance 75% payment.

Surely, if the project is ready, they'll want their money asap. Hence, it's a long way to go init.

Hi. I do agree that Trendy has had its ups and downs. I got in at Feb 2006 and I remember a few months after I wished I had bought their stock instead (their stock shot 50%+ while the condo crepted past the completion date on my contract). Well, as I recently got back from the States when I bought it I was pretty ignorant on what the condo market was heading into...

Today, completion is definitely in sight. The office says end of September (I checked a few days ago). However, I think it should be closer to October. A good sign though (that the project is near completion and the value is definitely up) is that when I decided to sell my 70 sq.m. unit back the developer and collect on the 8% fees (which is generous versus many other developers), AND THEY ACCEPTED -- no questions asked. I almost had to pinch myself. But it may be a couple of few weeks from now before I see the check though so message me know if you are interested in taking over.

Anyway, I think the rental for a 1BR should be at least at 25,000 per month, or a 6%+ yield...not too bad considering where the rates are at today. Cheers.

I am thinking of doing the same thing too - cancel the contract and get my deposit back + 8% from the developer. However, I am afraid they may be slow in returning my money. If I were to go through with the purchase as planned, they didn't even want to give me compensation for the construction delay, even though the purchase agreement was signed by both buyer and seller and is supposed to be legally binding.

May I ask how long it took you to get your money plus 8% back ? Did they give it back to you in one lump sum or did they spread it out over several payments ? Regards

I had experienced the same BS from the developer of this project. They had informed me that my unit would be ready for inspection by end of August. However, when I got to my unit for the inspection, it was still very much unfinished - holes in ceiling, no tiles on bathroom floor, dirt everywhere, wires sticking out of the wall. As you can imagine, I was extremely upset and totally frustrated with dealing with these people. It seems like I can never get a straight answer from them.

I got my title deed yesterday on my tiny studio (just to put up friends-of-friends visiting Bangkok), but god was that draw-out....(compared to other much larger condo purchases and title transfer processes)

I got my keys in a little plastic box (and blue household registry book) this afternoon.....now if I can actually go in, we'll see....

I got my keys in a little plastic box (and blue household registry book) this afternoon.....now if I can actually go in, we'll see....

There have been some hefty replies on this subject - I assume you paid up the final amount. Can you advise if your condo was one of the first to complete, and high/low floor?

no delay for me, just bought a resale unit..waited aliitle over a month...too busy at work to actually go there and use the key....maybe in a few days....

Let us know how it goes.......I mean the whole process of getting your keys. As in, the moment you transfer your money across to the developer, to where you have to go to get your title deed physically, etc.

I'll be flying in when they FINALLY sort my unit out and as such will only like to be there to sort out the important paperwork and to register the property accordingly and obtain the keys.

I got my keys already and fitting out.... but the problem is the lifts/elevators dont work with regular buttons yet (you can only access them during normal working hours with a called security guard)...so effectively you cant use your unit :o

did they give you a time frame for lifts? I need to move in on the 1st oct
