Looking for family rental property for Xmas and New Year

Hi,

I'm coming to Phuket from Dec 14th to Jan 30th with my wife and 3 kids. We are looking at the possibility of moving to Phuket permanently either at the end of 2014 or early 2015 and want to use this trip as a long holiday plus a recon trip to make sure it's the right decision. We're planning to live somewhere in the south, possibly in the Chalong area, but this is still to be decided based on this trip. We're looking for somewhere to rent for the time that we are are there, either a house or apartment in the 30,000 bht/mth budget range. Preferably a 2 or 3 bedroom place with a kitchen.

My question is, knowing that we are coming at the peak time of the year, is this going to be possible? I have already booked a place for our first 2 nights to give me some time to find somewhere when we arrive. I really do not want to book somewhere without seeing it first plus I spent a lot of time backpacking prior to starting a family so turning up without pre-booking is something which comes quite naturally to me.

Ideally we would be either walking distance to a beach or have a private/shared pool. We do necessarily need to be in a tourist area, however, would be good to be close to supermarkets/restaurants. I have been looking at Nai Harn as a possible location but still very open to suggestions.

Any help would in the way of areas to try, possible properties to visit, agents who could help or even if you own a property that might be suitable, would be much appreciated.

Definitely do-able David.

Keep your eyes on the Phuket Gazette Classifieds, also there are some agents around. Google rentals in Phuket, now you won't get as much bang for your buck with an agent due to fees, but might be a convenient way of handling it from abroad.

There are many property agents on the internet. You will be able to hit the ground running here, if you start to make contact with them now and have further information and photos sent to you.

However, I would book a hotel for 1 week, instead of 2 days, just to allow more time for inspections and negotiations.

Thanks for the advice. I googled quite a few agents prior to reaching out here and everyone I contacted said that it was either impossible with my budget or that everything was fully booked. Do you know any specific agents that I could contact?

If I hire a motorbike and ride around the southern area, will it be easy enough to find a place just by going door to door? Do private renters put 'vacancy' signs outside their places?

All the agents you contacted don't make any commission from a one month peak season rental for 30K baht, so it's not worth their effort when they are getting plenty of month long rentals going for over 100K/mo. I have a number of friends that come over and stay in houses during this time of year and they are always having problems finding anything decent for less than 100K as this time period is considered a holiday rental and not a long term let. To put prices in perspective, even a crappy shophouse "guesthouse" gets anywhere from 1500 baht per night on up during this time and are usually pretty full if they have a web presence.

2 weeks until I arrive now. I've pretty much decided to stay somewhere in the south - Chalong, Rawai or Nairharn. If anyone has an apartment or house available for 6 weeks from the 16th December, please let me know. I will also need two additional 1 beds or studio apartments either in the same building or close by from:

20th Dec - 7th Jan
19th Dec - 27th Jan

Any info on where would be a good road or area to start looking when i arrive would also be great. I plan to hire a bike as soon as I land to have a look aroud for places.
