I'm aware of the many problems that existed at Riverside and these are documented extensively in a thread dated October 2012,

I wonder now, eighteen months later, whether any of those problems have been resolved or does buying there still represent high risk?

I too looked at Riverside a few months ago...without reference to the old posts.

My experience was somewhat different to beau thai.

I was genuinely surprised and somewhat alarmed at the number of places that were for sale (barely two months ago). One agent (from their office not from their web site) had some 32 properties in Riverside for sale from 1.2 to 6 million. Even dropping in Riverside at the office I was surprised at how many were on offer. To me it seemed that people wanted out rather than in. The numbers were such (as well as the price/location) that I thought something must be wrong but having said that I couldn't be bothered establishing what it was or the legitimacy of any concerns.

The location to me is not the best (but ok) but for the prices being offered to me there are better located condos with less "history" .

We've had a look see today and there are a few for sale although not what I would describe as an unusually large number, nothing that would ring alarm bells for me so maybe it's a seasonal thing.

paid a visit only a few weeks back very well aware of its colourful history which dates back long before 2012 bit, the condo which i saw was a private sale and @approx 40.000.baht a sq metre,a figure way to high, I.M.O when lining up all your duckys,and comparing them to other deals around c/mai, but never the less i do respect the residents opting to buy in at riverside and do hope they have a enjoyable lifestyle there..a nice evening to allsmile.png

Apparently some group was brave enough to finally get into action. Yesterday only, a mate gave me a call telling a special police force seized documents and computers. Assistant manager was fired on the spot. Office closed and warning in the lifts.


The f*t and u**y lady (a decate long terror with a smile) was also sidelined. He told me the cancer has been cut away with this.


A condo doesn't need corruption, cheats, scams, terror, intimidation. Obviously behind the scenes were many things wrong for a very long time. He is confident the new team is strong enough to survive and counter. Wait and see.

I sold my units (nice river views and renovation) for 1.3 and 1.35 about a year ago and happy I got out. I'm not up-to-date but there has been years of 'troubles' at Riverside and once one 'trouble' is fixed another seems to come along.

personally i dislike the location, parking etc. but that's just personal taste

I have always observed that owners in any condo, once they have purchased or decided to, always 'talk up' and justify their choice - it's natural

when i was there it was dominated by one owner who had the reputation of being very nasty - maybe that's changed? anyway caveat emptor and good luck to all

Good news, can anyone confirm or add to this?

Well I saw a notice explaining that one staff resigned on 2nd of May. This could be linked but I dont know about the full story.

I have two more questions about this:

1 - People have mentioned flooding as being an issue and unless I've been very forgetful, I don't understand how it can be since Holiday Inn and Riverside are both built on raised ground - I can't recall in past years flooding affecting that are or am I wrong?

2 - Secondly, I keep hearing the name Joy mentioned in the context of condo sales at RS, is she part of the management team?

Yours was a private sale. Could it not have conformed to a earlier post by beau thai that some owners put there units up for sale at a ridiculous price?

I know what you mean Northernjohn, but is 40k per metre 'ridiculously high' by comparison. That surely equates to a 25 metre condo for 1 million baht in a good building and I dont know where you can find deals like that in Chiang mai .

Of course, the studios in Riverside are larger than average, compared with others I have seen, at 46 metres, so cost more, and at a guess a good one (and they differ significantly in terms of interior quality and view!!) will make more than 1.8m-maybe more now the quota has been reached.

n/j right on cuesmile.png posts #5 and 12,support our thoughts in particular mine,i took a bow peep in 2001,yes thirteen yrs ago,when c/mai was in a deep slumber,and the colourful history had already been in full swing then,and from my recent enquiries it is still swinging,biggrin.png so @approx 40 thou a sq metre ,no way josesmile.png as for the flooding bit around 2011 the ping was lapping at its doorsteps better beleive it as i was staying at the holiday inn,which was in a more precarious position ,lined with the sandbags and all ,the main roads closed to boot, again i have full respect for residents at this condo,but the prices being asked are way above the odds when taking everything into consideration,the above is I.M.O...all have a nice eveningsmile.png

40k per sq sounds easily dooable, I've recently seen 65k per sq at Floral which I thought I'd never see.

As for "Joy"; I bought a Riverside studio and sold it a year later. I was happy with the profit and the service she gave us on those two occasions. She was introduced to me as being the best agent of all dealing with Riverside. I don't know the others but Joy was very professional and effective. I know of 2 webistes she runs, www.chiangmairiversidecondo.com and www.chiangmaigolfmansion.com. She can use both names as an agent she told me. My friend was at the last meeting and they voted Joy into the committee, being part of the new trend?


As for the flooding: I have friends staying at Riverside for over 10 years and never Holiday Inn or Riverside were under threat of flooding. Yes the main road a few times but never the Riverside area itself. Be clear "chiang mai" as those pictures have absolutely nothing to do with Riverside or Holiday Inn.

I had already guessed that Joy is/was as described but needed local confirmation, I have seen her web sites and we have spoken and she comes across well.

The pictures I posted above are of flooding at Floral in Watkate where I live, they were offered in the context of statements made earlier about RS condo's being expensive at 40k per sq where floods were prevalent, vs Floral where they are substantially more prone to flooding at 67k per square metre. Yet again the subject poster demonstrates he does not understand the scope or nature of the issues.

EDIT to add:

If it's any comfort, Floral went through a similar episode for a number of years whereby an onsite sales person had a series of arrangements with one or two prominent owners here and I ran afoul of that relationship at least once, if you wanted to buy in you had to "do the right thing"! It took time but the management company and the onsite manager eventually had her removed - rumors tell me that Rimping went through a similar process also.

On the positive side I notices on one of her sites on renting there you would have to pay the water and electricity at the government rates which can be as much as half what many places charge for renters. I believe it is approaching 4 baht a unit while many places charge 8 baht a unit. I have heard of one at 10 baht a unit.

Floral is 8 baht but it is an anomaly in that the building is considered by the water supply people to be a commercial operation rather than residential, so it is with many older places in Thailand where the supply to individual units can't be separated and a single meter was installed at the outset.

Interesting that Joy (alone) has some 20 or so properties at Riverside for sale on web site.

Just checked Chiangmaiproperties ...had 29 (which may well be a bit high)....a few others realtors had numbers similar to Joy.

Yes Joy looks nice, but I still does not have any business contact with her. Little bit off-topic, I am still looking for a nice 2 bedrooms condo low floors but on the cheap side. So I will contact her soon.

As for flood, no problem in the parking, but yes, stuck 3 days and cannot get the car out. It was not that bad to know at least that your car is safe.
