STARGASA Posted October 29, 2014 Posted October 29, 2014 Hello Everyone, Bought some land 10 years ago with the idea of building a house, now we are told someone has donated their land at the back for a temple. Does anyone on here have th same experience or know someone that has, i guess it will be noisy . Thanks

The speakers start blaring from 5:30 in the morning, stop at about 11:00. Then again from 5: 00 in the afternoon till about 8:00. If there is a fair and a cinema showing they can be up to 4:00 in the morning. Got used to all these by now, but personally I wouldn't like to live next to the Wat. It's your choice.

Cheers Good idea. A shop of some kind catering to the temple-goers. Nothing wrong with that. Keep in mind though that the land belongs to the wat but that doesn't mean they are going to build on it. You may be quite ok living there for decades. Go and have a chat to the abbot

Cheers Are you Thai? If not, do you legally own the said land as imposed under Thai law? If you are a westerner and have used a Thai name to front your ownership of the land, even if it`s a Thai spouse, than sorry, but there is nothing you can do as you do not have any jurisdiction over the land plus if not purchased solely with your Thai wife`s money with back up documentation to prove it, she also does not legally own the land and you may have big problems if you become involved in any disputes. Also it is illegal for Westerners to use land in Thailand for business purposes if not purchased strictly as imposed under Thai law. The authorities are now fully aware of these practices and are gradually beginning to clamp down on land and real estate illegally owned by foreigners, so beware if this pertains to you.

Shut up........ Why is there always one legal expert who has to blah blah blah..? When people say "I" or "we" they are often talking about family land. In the wife's name or whatever, it is still land that can be used by the family that just happens to have a farang as part of it. Give it a rest !!! 6
Ricardo Posted October 31, 2014 Posted October 31, 2014 One other factor might be that the new wat might want to hold cremations regularly, we've twice been looking at land which was otherwise ideal to build on, but had a crematorium as a close neighbour !
NanLaew Posted October 31, 2014 Posted October 31, 2014 In general, although Thai's can be very selective about what temple they go to, in my experience having a temple or even temple grounds on any boundary with property that has a home on it, reduces the desirability and monetary value of the house and maybe less so, the land itself. Go ahead and do something else with it but don't build a house on it. Or rather a house that you intend to live in, rent out or eventually hope to sell. As mentioned before, there always something that people forgot to bring when doing a temple visit so some sort of mom and pop store (with a predominance of saffron-tinted things) should tick over nicely.
