In general, if someone can not secure employment, they vacate or sell their property, and move to where they can get a job. Certainly, the ability of an individual to service a home loan revolves around employment. I have no doubt the amount of properties for sale and rent here will continue to increase, significantly. The question is, who is going to buy / rent here in the future? The Chinese will not be taking a Thai bride, sending money to Issan every month, and buying bars/salons/cafes/restaurants etc in the same way westerners did in the past. Likewise with the Indians and Russians. So, you have all this housing, and they are still building more, and a shrinking expat market, due to old age and / or lack of financial capacity to retire here, or remain here, and then you have Phuket's many "issues" which no longer make this place a desirable retirement destination. So, BD, I have a question for you. What's the point of being able to buy a cheap property here, if you, and others, no longer want to live here? Why bother? MINT currently has a P/E of 33, and the share price is down 25% YOY. It is rated as a sell by my broker. But one might expect that Mr Heinecke is well abreast of any potential casino developments. I recently posted that I underwent a procedure at the International hospital and the cost was exactly half of what I paid for exactly the same procedure three years ago at Bangkok hospital. I would suggest it's difficult to find accurate figures because if a foreigner enters Thailand at Bangkok Airport, his domestic flight could be to anywhere within Thailand. I would suggest that more accurate figures could be found in the "aliens register." Perhaps members might care to post how many expats they know who have moved on from Phuket, for whatever reasons. So, Peterw42, do you know some expats who have left Phuket? With the majority of tourists to Phuket now being Chinese, followed by Indians and Russians, I don't think people from these countries will end up living / working on Phuket like westerners have done in the past. Like I have said, I have noticed an increase in "crimes reported in the media." Something of concern is the violence attached to these crimes, which, in my opinion, has increased. Scroll down the first couple of pages in the Phuket News Forum. You will see the various threads are mostly crime and death related. I don't remember it being that bad in the past. So, has crime increased, or has the reporting of crime in the media increased? Crime has always been reported on here, so I doubt the media has suddenly decided to focus on reporting crime on Phuket. On the contrary, the 10-12 people I know in Phuket are quiet happy and are not leaving, I also know of 6 new arrivals and another 3-4 with plans to move there in the future. I am not able to recall any time when NKM was proved correct but I can recall many times when he has been incorrect.
