I know my Thai wife definitely wanted to live in a moobaan and we do live in a nice Bangkok moobaan and she did not want to have nothing to do with living out in the country in a standalone house although she grew up out in the country in a standalone house. Security and general quality of life were the main drivers. Yeap, location, location, location whether the house is a standalone out in the country or in a moobaan. The advantages of a standalone is price (typically cheaper), freedom to do as you please (largely), and not being a part of a consortium that may want to collect fees. The big disadvantage that you may have, though, is that your future neighbor may decide to open a pig farm or burn fields right next to your home or engage in some other kind of commercial enterprise. Zoning laws are not well enforced and/or they have too many loopholes. In a standard moo bahn (or residential community), you shouldn't have that problem.
