Brick/block wall between homes height limit question

Featured Replies

What generally, non moo baan- is the height maximum of a wall between homes. In the front I can see restrictions but side yards?

Just generally..2m 3m? or? or maybe just to general to answer...I can go with that...

Thanks

I believe that approval is required for anything over 2.5 metres.

Thanks, that is helpful. Wife going to check the proper authorities Monday...just could not wait...

There is also a distance that the building can be located from the wall and it is dependent on whether the building has windows facing the wall and the height of the building. Check those regulations, as well.

Is there a legal hight for a property wall. I want to extend mine as the property next door has raised their ground level by 1 meter. Original wall about 6ft

There are no national rules as to the height of a boundary wall (although there may be local laws) but you should be aware of the following.

When a boundary wall is built, regardless by whom, it becomes joint property of both adjacent properties.

There are distance restrictions.
1. A building permit must be obtained before building any permanent structure.
2. After obtaining the permit, you will find that buildings must not be built within one meter of the boundary (2 meters, if the side wall of the building has a window.

If the adjacent property is public land then there is a restriction of 3 meters High. If the adjacent plot is private land then there is no restriction on height. Having said that, some local authorities have their own rules on height and can legally enforce their ruling in their locale.

Agreement with your neighbor far outweighs the hassle of litigation.

This is the answer I recieved from Ask a Lawyer. Hope it helps

We had a 3 m high wall along the front of our first Pattaya property that faced the Soi. The house was set at the back of the plot so it gave the large front garden excellent privacy as well as reducing road noise. When we lived there, the incredibly young, wonderfully talented and stunningly beautiful Mrs NL and myself used to play badminton naked on the front lawn.
