Does anyone know this area and if so could you share some insight about the pros and cons.

I dont know it well.. Just in the process of a move from San Kampeang to Hang dong / mae hia area so near to that.

Its an area I like, I almost bought land in baan wang taan a few years back and know multiple expats who live around there..

Some parts of it suffer from airport noise, which is a big deal when you first hear it but rapidly fades into the subconscious I find. You have decent access to multiple supermarkets and a makro etc. Access to the city via the busy and multiple traffic light main rd or the busy single laned river rd.. Both not great, but much better than mae rim access to most places. Ring rd access is pretty convenient for a lot of routes.

Bars restaurants and even live music over in mae hia.. Papa rocks, Riverside, L'enorme, etc etc..

Anything specific your trying to find out ??

So as you can see it's a rather large area. To say antything specific you'd need to add a more specific location, if it's a village, farmland or a commercial development, etc.

I really like the Wiang Kum Kam area, of course. Village style, scenic, and not too far from town via multiple roads.

But if somewhere Middle of Nowhere South of the Outer Ring, then it's pretty generic. Also, being close to the river it could flood but only during major flood events that affects large parts of the Chiang Mai valley; so I wouldn't be overly concerned abotu that and especially not when building yourself so you can raise the land a bit.

In my ignorance I didnt know it was only the east of the river.. I thought that was the 'center' and assumed baan wang taan still was in tha wang taan..

I would even have considered the east side to be saraphi..

yes, anyone know anything about the villages. is there much near the german school?

It's nice out there, with some surprisingly interesting houses hidden away, but the downside is that coming to town is that bit further.
