I'm getting my first extension of stay for retirement soon, and have everything (proof of income, etc.) but I'm confused about the rental contract and house registration, especially given recent troubles people have been having at Jomtien immigration.

The rental contract for the condo I rent is from an agent, not the owner. What exact documents do I need? The contract and the agent's house registration? The contract and the condo deed? A new contract from the owner?

Any help would be appreciated.

You should talk to the agent to see if they have a copy of the owners house book and ID card that can be attached to the rental contract.

Agree with Joe.

I recently did my extension (not first time) and provided a copy of my rental agreement from the agent. The agent also provided me with a copy of the house book and copy of the Thai owners' ID card. All mentioned copies given to immigration in my application for extension without issue.

So to answer the question a rental agreement from an agent is acceptable; whether you are actually required to provide other documents such as aforementioned, or indeed additional documents I cannot say for sure.

I just did mine thursday, picked up my passport today at jomtien immigration all i had to provide was a utility bill with my name ( and it had the landlords name too) but they said i could have used a cable bill in my name if had my address,,, this was also the information provided to me the week before at the jomtien immigration via a printed information page they hand out.

the above mentioned solutions are also correct

this was just my experience ,,,, i also had to sign 2 papers in thai and english stating that i will report changes in my status and behave

Was it your first extension or subsequent one?

I ask because my experience matched yours, but it was the 5th extension at the same residence. The guy stood next to me seemed to be being asked for more though, he already had a copy of a rental agreement.
