Whats the documentation required in Pattaya please.(over 60, sufficient pension) I have read all the posts on it i can find, but, as we all know, thing do change.

I just completed my Retirement Visa extension a couple of weeks ago at Jomtien.

You need:

* your passport

* completed TM 7 form (available at the counter, or online)

* one photo;

* one copy of a few pages of your passport (first page, page with visa for first entry into Thailand, Departure Card, page with last year's visa, copy of last 90 day report);

* proof of income (either bank letter confirming 80,000 baht balance, with copies of first page and 6 months record from bank book - OR - notarized letter from embassy declaring monthly income in excess of 60,000 baht;

* some document proving your address (copy of a utility or internet bill will do).

* Fee is 1900 baht.

They will keep your passport for processing. You will usually be told to pick it up after 1:00 the next day.

Right If you have a notarized letter from your embassy proving your monthly income is over 60,000 baht, you will not need anything from your Thai bank.

Thanks to prk888 for posting that correction to my typo. It IS 800,000, not 80,000 balance required in a Thai bank for those using that option.

Damn! Another dumb mistake. I always state it in US dollars well in excess of the minimum; so I forget the exact amount in baht. Sorry!

Just to add. I've been on retirement visa for 9 years. The last 2 years I have used the 'income' letter method as I had let my bank balance run down as I considered leaving here after the coup. On my first time using this method the guy told me I still had to prove I had a Thai bank account, even if it only had a couple of thousand baht in it. That was no problem for me as I had my bank book with me and just got it copied.

For the income letter, I used the EasyVisa company who did it for me. You can also do it by post I believe. The 'fee' for such a letter from the embassy can stick in the throat, but to me that's better than a trip to Bangkok.

If you are Austrian, Belgian, Dutch, French, German, Luxemburger, you can use the Austrian Consulate in Pattaya to affirm your income requirement. ( Cost 1.600 ThB )

You have to leave your PP overnight with immigration to get your retirement visa stamp, well at least you do in Jomtien.

If you're Australian it costs AUD 20. About 500 baht.

It's about the same amount( 500 ThB ) for Belgian, Dutch, French, German, Luxemburger,if they go to their embassy in Bangkok.

The Austrian honorary consul and his secretary, who is allowed to sign the document as well, are known for their flexibility.

I also have renewed many times and have never been asked for any of this, but apparently they are now more strict with first-timers.

I thought you could not get the letter in person at UK Embassy but had to do it by post? Checking the figures for other embassies above makes me ashamed to be British.

My second extension at Jomtien last January and they only wanted copies of the rental contract, owners blue book entry and owners ID card. No need for the landlords declaration of tenancy. Copy of passport data page and last years extension stamps. Embassy income letter (original). The TM7 application and a passport picture.... and the 1900 baht.

I've been renewing for 5 years despite my foreign landlord never completing a TM 30. I wonder if anyone has ever been caught out on this detail.

I live at my girlfriends house and they made her come to Jomtien and fill out the TM30 form this January. So they are definitely becoming more strict about it.

I just renewed my extension at Jomtien office in early April. I provided a utility bill and a Thai DL as proof of address. No problem.

Was that a first-time extension? I renewed this January and it's a good job they didn't ask my landlord to come down as she lives in Denmark. Another renewal (next post) they accepted the applicants Thai driving license.

Not doubting that they asked your girlfriend come down and do a TM30 but do you have a rental agreement? Or was there other proof supplied of your residing there?

It is possible to register your tenant online re. the TM 30 House Masters requirement. this is the responsibility of the owner, not the tenant.

Yes but several immigration offices other than Jomtien have handed out TM30 to extension applicants and asked them to get the landlord to fill it in. Udon Thani started doing this a while ago. It's one of those your experience may vary things that makes dealing with immigration in Thailand so... stimulating.

No rental agreement, have renewed three times just with a copy of her house book and her ID card without problems before. She was just around the corner from the immigration so no big deal to come and fill in the form. If they had of explained that they needed the TM30 form I probably could have returned the next day with it.

Don't feel so bad, your UK citizenship comes with "free" healthcare and university education.

Never go Immigration on a monday, too busy. Today i had to. Had all the paper work, as per Patsfangr, Got nr. , 818, sat at counter 1 and 2, bloke next to me had nr 201, showed him mine, how long i had to wait, got up, went to correct counter ,8. called up immediately, in and out within 5 or so minutes. Cheers.

You are so lucky down there in Pattaya,and other Immigration offices too,up here in Chiang Mai

its a nightmare, did my retirement extension last week, got there at 3.30 in the morning,yes 3.30 !

already 2 in the queue ,the office opens 8.30, it was nearly 9.00 before they called first number,

they give out 30 tickets,so if you are not there by 6.00 you will have no chance.lots of people up

here using agents,as they cannot or wont get up soon enough, they charge 4K-7K for the service,

plus 1,900 THB , its the same with 90 day reporting must have been up to 100 in the queue by 8.00.
