I identified two properties from a real estate company of the same name from their website. I emailed them with interest in making an appointment to view the two properties. I got a phone call the following day stating that one of the properties had been sold and the other property had (a) the wrong price and (b) the owner now wanted to sell the adjoining house as well only. 

 

That was two weeks ago. The same properties are still listed as before SOLD and wrong price.

 

It seems like a counter productive way to spen my time.

You will see that over and over.  The leading website.."PPproperty" has many that are already sold, even though it will show the agent listed it within the last week.  I flew to BKK to look at one, and the agent conveniently forgot to tell me the one for 600K was gone, but she would be happy to show me the ones for 750K, that weren't as nice.  She had my mobile, email, and Facebook.  You can run into the same thing i AMerica, fortunately the MLS is much more standardized, and there are websites where you can specify to only show properties still available.  It's a buyer's market for used homes here, with few exceptions, and has been for years....falling in love with one single house would be worse than falling in love with a bargirl, and possibly a lot costlier and less fun.

one day i was standing in the lobby of riverside condominiums. At that time chiang mai properties had an office in the lobby. I was was watching the monitor displaying various properties for sale and rent and guess what. I saw my condo in hillside for sale. The agent saw me standing there and came out asked does anything interest me and I said yes the condo number blah blah. She came back and said that it had been sold was there anything else that interested. I said NO.

From a sellers perspective. In general the property agents here are a waste of space. Make appointments don't turn up or call one hour after appointment to say they are running late.

 

Bring clients with budgets that don't match rental/selling prices, wan't a pool, don't want a pool ,furnished/ unfurnished etc. They waste your time, their time and clients time by not doing a simple client research profile,does not make sense.

It's just as bad if you're a property owner and actually want to find people to rent or buy.

 

ALL real estate agencies in Chiang Mai have about the level of professionalism as any random auntie down the soi, except they have an aircon shophouse. 

 

Go with the auntie down the soi.  It'll still be a crap shoot but at least your expectations now match the level of service provided.

The estate agents work on commissions,  usually on percentages according to the value of land, homes and rentals. Obviously the higher the value of a property and land or rentable value of a property, the more commissions they receive.  The same amount of work is involved for the agents no matter how much a property is valued or rented out to tenants and for these reasons the agents will always show more interest in the higher end property markets and will push these first.  They may have middle to lower range properties on their books but these are mostly for show to attract customers attentions and when making inquiries they don`t actually exist.

 

Anyone renting, wanting to rent, seeking or selling middle to lower range will find the agents will hardly be interest and probably wasting their time with an agent.

another shadowy real estate company is DD properties. The website looks professional and i believe that private individuals can advertise on this site, however the real culprit seems to be landmark properties. On numerous occasions I've tried to contact them and rarely do the return my emails or phone calls. I've responded to ads that have the pin dropped in a location that interested me only to find out that in fact the actual house was nowhere near where the pin was.

 

why even advertise? It's just so counter intuitive to any know business model.

Pins move for a number of reasons after being set. It could be a nasty and malicious competitor/customer or internet troll. It's happened to me a couple of times.

 

Your emails may have come across as time wasting. Also, a busy business owner may decide to avoid people whose tone in emails and phone calls is antagonistic. Some of these malcontents even start threads on internet forums about things that are unimportant to most sane people.

they also play the "exclusive listing" game.  Which is ok, because they claim how much effort it takes to run the ads on "PP", etc., that you can do in 15 minutes...but the deal breaker is when they have no local knowledge or "comp" data that can support your asking price...they simply want a piece of your action.  Some of them are great looking, but typical all style; no substance.  I think it's better to advertise, yourself, and just hunker down.  I also require proof of funds with an offer....because talk is very cheap in real estate.  I'll pay a realtor a commission, but try not to waste time with meaningless negotiations.

The main reason the 'pins' on maps aren't exact (or sometimes even close) is because the agencies don't want individuals searching out the homes themselves and making deals directly with the owners (and cutting the realtor out of his/her commission).  It's still possible to do so using the website pictures with some legwork, but not as easily.  I agree it's annoying, but you can't blame them, really.

yes, that is a big flaw in the business model.....and everyone suffers.  I don't think the foreigners would be inclined to do this, but once their nominee gets involved; all bets are off.

 

Another mystery is how they come up with "Built Year."  It appears that the last time it was painted is used...just looked at one that said 2012, and looks pre 1990.

 

If they will at least put a photo of the outside of the building....otherwise; if there are 10 photos of the room, and none of the building; you can expect a house of horrors.

Perfect Homes is the only one that has seemed to have lasted the test of time & TVF opinion....

I like them, but they can't be everywhere at once, a problem that comes from not having a proper MLS, where agents can sell each others listings.  It's very time intensive to show properties.  Some renters want to look at 10-12, and still can't make up their minds.  Showing four in one day could eat up the better part of a day.

Addition - we've used them 3 times with good service & results....Including our house as of today......
