so if i book an apartment from say agoda for this condo it might not actually be a smart thing to do?

It's likely not an issue View Talay 6.

In addition, I doubt if anyone posting here actually owns an apartment or is a long term resident there. Likely just a bunch of curtain twitchers. ;)

I'm amazed that the hotel associations (surely there is at least one such organization in Pattaya/Jomtien?) haven't aggressively pursued the part of the Condo Act which prohibits short-term rentals.  Considering how many short-term condo rentals there seem to be, the hotels must be losing significant money.

Hotel associations do put pressure on police etc. There have been some threads recently about crackdowns in Phuket and things are changing slowly in pattaya. its probably not high on police priorities. My condo block, for example, sends out letters to owners, big signs in the foyer, and they have been successful in getting listings taken off Booking.com agoda etc.

Its not the condo act that makes short term rental illegal, its the hotel act. Only hotels can rent short term. Most condos have it in their bylaws.

I think a crackdown is coming because you have unhappy hotel owners, unhappy resident condo owners, and unhappy tax collectors who are losing a lot of money in unpaid hotel taxes with the illegal condo short-term rentals.

I would like to see condominium homeowners associations organize and collectively express their displeasure to both City Hall and the Pattaya Hoteliers that the law is not being followed. It only makes sense for hoteliers to be supportive.

This is was my room looked like (26th floor).  VT6 had 10% occupancy when I moved in and I usually had the pool to myself.  Short-term renters ruined the ambience.
