Who of the Phuket regulars are leaving?

I would just add that such change should be viewed in entirety.  Eg. it's great to have "malls" but what about the 1 hour stuck in traffic to get to the mall?

Some posters here are claiming expats are deserting Phuket in droves, based on them knowing some people who have decided to make a change. Not really a very scientific indicator, as it doesn't factor in new arrivals. I maintain movement is the nature of the expat beast.

Four or five years ago I bought a house in what I thought to be a quiet rural setting near the hills. I was recently comparing some pictures from then to how it has become now. I can count at least 8 new (Farang) houses built in my general area since I arrived. Two are still under construction. I'm fairly sure there are several more on a road that goes up into the jungle.

The rumblings of multiple concrete trucks passing my house yesterday indicated they were having a big pour at the latest large dwelling being constructed around the corner. I met the owner briefly, another Euro man and his Thai wife are moving in.  Also, a new well liner construction business has opened nearby, and a Thai builder is operating from his own new house just up the street..

I now find passing traffic is greatly increased, despite it being a no-through road. The various Burmese worker camps for the builds add to the general noise factor. The increased pressure on the aquafer by all these new houses, is of concern.

I actually wish the naysayers were correct in their bleating's. The Province is over crowded these days, I wouldn't mind if the Island lost much of the population associated with the tourism industry and the long term visa market. (I certainly wouldn't miss all the border runners). My funds are all based overseas, so, selfishly, I don't need to rely on industry here.

I suppose I should also mention that, not far from where I live, a new 66 house development is proceeding apace. Hideaway Valley is on Yote Sane 2 road and is offering 2 story houses for varying prices.

I believe many are already sold.

No signs of a slowing expat market here.

Hey btb/bulldozer.  You never did follow up on that great piece of land in Phang Nga you were on about for so long, then when someone asked you how that went there was nothing but crickets.

There is a report on other threads if you follow my posts.  Bought and currently rented out.

 

Gave up on that thread because of numpties posting doom and gloom garbage.

 

I would like to meet the member BlackCab in person.  I gather he works in property in Bangkok.  He gave some very good input.

 

And I have no idea what BTB is, if it if a former member, it was never me...

You are assuming all of these properties are either being bought, or inhabited by expats.

 

I have just had a look at the Siam Real Estate website.  They are one of the bigger agents in Thailand.

The current number of listings on their website for Phuket are:

 

House/Villa:  515

 

Condo/Apartment:  273

 

Villa/Condo:  788

 

Land:  131

 

The total of properties for sale is 1576. (not including listings for land)

 

Now, this was only one website, could you imagine how much property is actually for sale here, right now?

 

It would be interesting to know how many of these properties are for sale by expats who want out, or who have already left.

As mentioned in my other post, you are relating the construction of dwellings to expat inhabitants.

 

There is no guarantee these dwellings will be bought by expats and inhabited by them.

 

In any case, I have given some figures for the amount of property currently for sale here.  They can build it, and put it on the market, but that doesn't mean it will sell and be inhabited by expats.

I never knew expats liked living in large scale housing estates in Phuket. You learn something everyday.

Firstly, "All Hail Hypnotoad"! 

 

Secondly, I'd hate to live in a gated estate, but there are many expats who like the (perceived) security that they offer. 

 

I know several families in Land and House, Chalong and for those with loadsamoney, Laguna near Bangtao is very popular........and there are many other developments.

Yes, you and I are not privy to the sales details and figures for estate agents or developers. So we can't say who buys or occupies the homes. 

 

Regarding expats arriving in, and leaving Phuket; there are no statistics available, so nobody can say for sure. 

 

Clearly, it cuts both ways.  You can't say how many are leaving and others can't say who's buying what. 

 

Your impression/opinion is all you can give. You can't build a multi-layered argument on top of that. 

 

Expats come and go.

Surely, if you've been here a while, it's more likely that you notice them leaving (because you know them) but you won't notice the new ones (because you haven't met them yet). 

It's cognitive bias, or something!

You are correct, and I mentioned this in a previous post.

 

I know more expats that have left, then I have met that are new arrivals.  Peter42's experience is different to mine.

 

I threw it to the members to briefly give of their experience.  What's your experience, Tapster?

 

Perhaps LIK can contribute because he offers accommodation to expats.

We are not looking at gated communities or up market Laguna. We are looking at a budget housing estate development. Probably in the 1 million baht range.

All of the expats i have met and know over the last 12 years are still here and have non O or work visa'

People on tourist visa's are not expats and never will be, they are tourists and the 

majority have no financial interests or partners here and never will have

I have met a couple of fly in fly out workers who have made Phuket their home, but the majority

of them use Phuket as a base because of the international airport and being closer to the areas they work in and return to their home countries when there is a shortage of work, like at present

People who post on this forum do not represent the average expat in Phuket and there are thousands of them here

A question for Phuket residents who visit Bangla:

 

Walking down Bangla from the Jungceylon end and towards the beach, turn left about half way down. A short distance down that soi on the right hand side was a bar owned by a long time British expat, on the left was a Brit breakfast place (Beachcomer?). "He" was a butcher from London, a lovely man who'd travelled a lot and done some interesting stuff, always a congenial host and great company.

 

What was his name and where is he now?

 

In case anyone's concerned about motives: we used to live in Beverley Hills as LiK will confirm and knew him well, not well enough to remember his name but maybe that's something else! I've lost his email and haven't heard from him for quite a while.

Adrian is his name and sold the lease to take a break from owning a bar......not sure but was it the "Boogaloo bar"? Still in Patong I think and the lady owner of The Parrot Bar at the entrance to that soi might know his whereabouts.

I personally wasn't too keen to return to my home in Phuket.

 

I remember the times when I watched the airplanes fly off Phuket and I thought I'm happy not being inside one. That time I felt Phuket was my home.

One of my closest expat friends from Phuket, who was there 12 years, is head of server deployment for a global corporation and works from home.  He worked online from his home office and never had a non O or work visa.  He has now moved to another country because of the increasing difficult visa situation and the Juntas one internet gateway plans.

 

Another three long term expats I know from Phuket (all oil and gas)  were 11,14 and 15 years on Phuket, on thirty day rosters. All under 50 and always on tourist visas.  One now in Malaysia, the other two in Indo.

Adrian (the spitting image of Boycie from Only Fools And Horses) is still living in Phuket (Kamala) and I hope to meet him for a beer next week. I'll tell him he was being asked after on TV. He's looking to leave Phuket and move elsewhere in Thailand, just to disprove the theories of a couple of posters on this thread.

"All of the expats i have met and know over the last 12 years are still here and have non O or work visa" - in 12 years, you don't know anyone who has left Phuket.  Really????  I find that hard to believe.  As many of your expats friends are working, if their job on Phuket no longer existed, would they stay, or go?  In other words, are they here because they like Phuket, or would they leave tomorrow if they lost their job, or got a better job offer elsewhere?

 

"People on tourist visa's are not expats and never will be" - rubbish.  I'm living here on tourist visas, and I know a few others doing the same.  What makes you think you have any more right than any other farang to live here, past that little sticker in your passport.
