That's what happens when a city allows unrestricted construction of thousands of rooms without spending a satang on infrastructure, especially on sewage treatment.

There used to be a mall at Bali Hai, built by the Julie Complex/Vientiane/Bali Hai Bay family. It failed. There was a Starbucks at the front of it.

A few zero baht clients entered the mall, but purchased nothing. That was the reason why it eventually transmogrified into a den of nightclubs....which was relatively successful.

Yep, there was an outlet where Mixx is now, version of Mikes shopping mall, but even nastier, no wonder it wasn't a success.  Ugly, useless mini mall at a dead end pedestrian street probably wouldn't work second time around either.  

But what's on a this computer drawing looks a bit different.. not that they'll ever develop it. Like someone said, a park with green grass, walkways  and benches would be even better, but lets stay realistic
