Just my take after Covid opening rents were cheaper lots of dreamers come along more money than brains. Thank God there will always be them around to give us alternatives. The bar or go-go might be for sale I doubt the building.

I don't think that is correct in application sense. I once sat with the Vice Mayor of Pattaya and he explain how the country is funded. Although they get more money than other provinces being in the EEC, they are funded by register resident doing so isn't as easy as one thinks. Just because one see all the hotels and tourist in doesn't mean Pattaya gets all the taxes. Then 8-10 years ago at this situation down he noted there is official like 350-400 official on payroll, that included police, fire, immigration, government doctors, nurses, teachers one would think no way City Hall had more than that number. Immigtation for example you see a handful that wears the official uniform everyone else is on contract which are the majority. Reason Bangkok with the largest register residents have so much more. Then the function of the police isn't what it is compare to the West the reason we wonder where is everyone. If true the comparison not everyone is equal and doing what they are suppose to be doing. In Pattaya Darkside I see a number of police riding around on one bike with another all they do is go around and collect their protection money, you see them at markets directing traffic.

First stand alone room? How often is room use " guest room how often? Based on what you wrote normally but rain season first priority is get made sliding door screen and window. Get a 1000 Baht standing fan. That is a good cheap start.

Age really doesn't have too much to do with it unless you got one leg in the grave already lol. Here do to a languge barriers and the lack to except criticism tough to have a good conversation. You got ignorance yes but if you don't know there is two standard no better time than the present. The key what does the mother and father think? How close is the relationship with them and the rest of relative? She like most women Thai in general are brainwashed condition to feel they are responsible giving the men a pass. It gets worse if they are with a farang with this type of ignorance and belief in the family. It isn't easy to sit and have a heart to heart conversation because it really isn't part of their culture especially coming from a farang. All Thai possess " This is Thailand " It comes down to teaching " stick and stones " secure in them self " The only two that really matter is the parents if they are part of the problem the start is how much is your wife willing to give up? -

Been wanting to pull the trigger for sometime, on the Darkside I got B--, before Sop-- both piece of crap. There was a time I got some NBA and NFL, games now nothing. Any American shows or movies they show it over and over again and then some. I've kept it because of my ThaI family paid year in advance until March but as I get older I'm tired of traveling to a sport bar to watch. Checked into TM-, 3BBB I have their internet service but can't seem to guarantee a package I could obtain these sports regularly same with True. All I want is to watch American sports, weekly shows even Fox News without all the bs lockouts and freezes. Not techno.

Like so many intersections in Bangkok and throughout Thailand official don't have a understanding why many rules were created. Thailand is part of the international community but somehow decades of improper application lack of a driving education system today what we got is what you see. From the video I don't know about any mental conditions the driver might have but this is a large and connected inte????rsection one of the greatest rule is called a stop sign here they are every where majority in the wrong location and how to properly execute. Good and bad, this guy did exactly what he was suppose to do stop behind the horizontal line that is the same as a stop sign. Looking at the large intersection the lights are none operational they have it all on flashing yellow which here basically do as you please. In theory flashing yellow is slow down and proceed with caution which this guyseem confused as to what to do.

Puppet Chan-O was pick for a reason <deleted> or years those who picked him delayed and delayed election while they rewrote the constitution to the way that would continue to fund the cash cow and put those in power to maintain the same system while hiding their corruption as being Democratic. The last two years prior to election they delayed again to make sure them the took it to the big house for some old monk or advisor I read the guy was like 95 plus to approve. Yes I agree 200% tin roof with underlying insulation foam would be far better than what he has on now. if replacing in future my rental roof I plan to do just that as you noted there are some great stuff now with foam insulation attached under the panel. But if he want to buy time save a few baht. I took another look at his photos aside from the caps which look fairly new the roof panel all the coating is gone very common what is worst take a look at the screws the screws used are the old style they are sticking up at less an inch from the panels they didn't even use the screws with the rubber washer. They are all rusted from photo I dead sure where leaks are coming from even not clear photo I can see water stains sentiment around them. -

I agree when comes to the screws the rubber washer it should be checked removing and installing new ones. Here is the problem I wrote and did it the way I did the material is a composite cement like I'm only 55 kilos tip toeing I crack a number of them when I had to remove some badly damaged panel it took forever to get some screws out the longer I spent on the roof the greater the chance. In all the workmanship was bad just this putting in the screw the reason I decided to tighten each screw down and put a silicone type sealer on top of each screw to keep them Down. For those who say the leak can come from anywhere hard to detect true to a point but not these types of roof and certainly spraying foam isn't cost affective in my opinion it is only hiding the problem the cost would be greater than removing and replacing. Many I assumed solutions are talking about more expensive type roofs comparing to their own homes this type of roof I think not with the screws. To put in a heavier type the current framing will need to be completely removed and replaceed with stronger steel. From the picture the area being noted the leak isn't too far, at best a 10 feet area my suggestion go up tighten all the screws within the area and wait next big storm.. I like a challenge if the ops read this you in Pattaya area Darkside in particular give me a PM, I would be glad to come over climb up and take a look for you if it is a one story. -

This one is so simple it isn't funny! My wife apartment building roof is exactly the same material. It is cheap of the cheapest. First at some point it will need replacing so save up. For years I would see water stains just as you are indicating when it was thunder lighting with permission from tenant go in remove the ceiling panel access with a ladder giant flash light from where stains are located and up with these panel how they are installed you look hard enough you mostly likely see it although the panels are dark. It will come somewhere within the room area. Dont let the workers get 80 baht tube to fix problem at place like Homepro has a number of products take s look at the picture in front of product " roof sealant " around 700 baht for a big bucket can apply with s brush.. You see your caps top of roof they look fairly new but it still can come from there the roof material is very cheap and brittle especially when aging which I can see. Replacing panel 85 baht if heavily damaged but here is mostly likely the problem! Panels are held down with these metal screws within these screws is a rubber washer that is what keeps the water out. With the heat here in Thailand the metal framing expland and contracts the screws come loose. In the end doing it myself I took a 10-12 mm, socket cordless drill climb up on roof Im very light 55 kilos only walk where screws are inserted that is where the framing the strongest panel old can crack easy. Tighten each screw down you will cleared feel they are loose my roof 300 screws once that was done I took the bucket of sealer with a brush put sealer over each screw and hairline cracks. After a full winter with no leaks went back up with cordless paint sprayer painted roof four years now no leaks. Good luck -

My first Toyota here for the wife Yaris 2006, yearly it is taken to them for oil change inspection I basically use them to pick up any potential problems. Majority of time it is small stuff I do myself now that it is older years back I started to look for an independent guy which I found since got him to put in shocks, brakes, the guy allow me to buy my own parts. Recently had a problem very similar the ABS driver side wheel sensor lite up It had happened a number of times but brakes engine still ran normal so I though bad sensor now turning engine rattle engine cuts off. These are Situation I take to dealer even 2006, the mechanic called me over he had a small hand computer plugged into the dash that ran the data and confirmed it was the ABS sensor. You can get a sensor 900 baht online easy to put in I ended up just letting them do the job 4000 baht. Take it to dealer piece of mind. -
Great tires in my opinion. Back home I had a Jeep, it came with Goodyears when time to replaced I just went with the same but I notice they sure worn down fast too fast for what I was paying. One day I was at Sears auto section getting a battery I noticed they were having a huge sale what attracted me was the tread thickness I thought ride must be rough? The price was too low to pass up the ride was to my surprise softer and smoother I was hooked. Here as mentioned there are a number of brands that had similar tread. When my Revo was on order next door Toyota was a Dunlop outlet I was thinking treat myself get some fancy rims upgrade to an 18 inch rim then I notice they had BFGoodridges In the end, deal made when the Revo arrived contacted I had them go over next door to Toyota It has been 5 years coming up the deal I would trade in the original 4 rims and tires in place 4 new 18 inch mags with the BF Good ridges 50,000 baht paying cash the guy gave me another 2000 baht off.
