Ive always believed the Thai baht is manipulated and I still have that view one day it’s going to go belly up like it did in the late 90s ! Exports are hurting business as overseas buyers are buying their products in countries that offer a better currency rate . Tourists are getting less baht for their currency and even we expats who’s income is sourced from our own countries have had to tighten out belts when it comes to spending. I now only go out twice a week it used to be 3 or 4 Thailand has become expensive I sometimes wonder how the normal working Thai manages to get by -
I have owned a number of properties at the moment I have two by way of company ownership ! Why lease land for 30 years then build on it only to hand it back “ crazy “ if you dont want to go down the company route consider buying a Condo that you can own 100% under the foreign ownership I have lived in Thailand for 20 years I have never had any issues going down the company ownership route and don’t believe this 30+30+30 leasehold its total BS whatever you do make sure your in a desirable area should you need to sell my properties are beach front which are a very easy sell and also achieve a high rental . Have a good accountant and ensure you have your accounts submitted at the end of each financial year . I have a friend who put everything in his Thai partners name as they have a child she has now kicked him out of the property and allows very limited time to see his child as they were not married he has zero rights

Better still ask if they do home visits most will say yes but it's an extra 300 baht and at least you are in the comfort of your own home that's what I do, why pay out money for drinks or a bar fine and you struggle to get it up because you've had a belly full of beer you can't beat a good mid-morning or mid-afternoon massage the most I ever paid for a complete home visit of 2 beautiful hours was a 1,000 baht and if I want her to come back a 200 baht tip. Happy Days -

I have my inverter Daikin air con units serviced twice a year the guy strips them and cleans them and tops up the gas 500 baht per unit I don’t use them that much as I have Mr Ken ceiling fans AC to DC super quiet I live them on all the time my aircon units give me constant hot water supply throughout my villa my average government bill is 2/3,000 baht inclusive per month direct from PEA that includes service charge for my own 30kw transformer that includes swimming pool A lot of the apartments on Samui you get you electricity bill direct from PEA REPLAY is a good example your monthly maintenance/ management charge includes all the outside area and the huge swimming pools it’s mainly the private properties that charge more and a lot of them like me have their own transformers which are not cheap to purchase and PEA charge a monthly fee -

I drive a Toyota Corolla Cross 1800 hybrid super car with all the gadgets the gasoline charges the electric motor and it’s very economical trouble with full electric cars is there are few charging stations in Thailand unless your happy to charge it at home which takes 8 hours with the hybrid I’ve got the best of both worlds cost 1.3 million baht
