If you're renting on AirBnB for over 30 days per stay, and declare income (many don't) as personal income and pay tax on it, there should be no issue if you own the place in your name. Don't know what happens if it's a Thai quota and you buy a place owned by a company? If you decide to go that way though, and don't live next to it and clean it by yourself, you would probably need to hire someone to manage it for you. Usually that's someone at condo sales office (if project isn't closed yet) or in juristic office, who then hires a maid and gets the place cleaned, bedware washed/changed, etc between tenants, as well as that "agent" doing inspection of damage on moving in/out. I have rented a condo for parents for 4 months and the owner had a lady from sales office managing the place for him in that way, hence recommending it.

Like what you see the rating of the sellers as a buyer, sellers also see your rating as a buyer. Refusing COD for international shipping and having it returned to seller in China will incur quite some costs to the seller - as well as to Flash for processing and then re-claiming importing duties, taxes, and so on. Of course you can do it. I just wish the 1.5k cheaper seller fails to tell you that you'll have to do your own customs clearance, ending up costing you 5x the price difference.

The only shop I've done repairs (outside Apple's service centers) was https://www.houkandbank.com/ They have shop at Soi Mahadthai (Lat Phrao 122/Ramkhamhaeng 65) next to Tong Charoen mansion, or MBK, though I've never been to their MBK shop. They did good work on mobile devices, but no idea about battery swapping on a MacBook Pro. Maybe worth asking. They have FB and Line as well and are responsive, the owner speaks good English as well so you can ask him. That said.. for pricey/complicated to do stuff I'd personally pick Apple's own service center at Central World or ICON Siam. And on the plus side - after battery swap, the keyboard will look like new! https://support.apple.com/th-th/mac/repair This is the site to check price of repair and make a booking.

You can go to Apple support site and enter serial number, to determine your exact model of the notebook (or phone or tablet, etc.) and you'll get a list of service centers in town and the price for each. For some, an appointment online from that page is required, others you can just walk in. I would recommend (if you're in Bangkok) to make appointment with Apple Store at Central World, as they would make sure that all backups are done, make a full checkup of notebook before service, take about 2 hours to replace battery (also replaces keyboard and trackpad on MacBook Pro!), without some on-top commissions like some other iCare service centers. You'll know what I mean when you see prices of other shops. Alternative is to take it to place like MBK or Fortune and have someone replace only battery, using heat pads and acid to remove old battery from the casing, possibly damaging it. Unfortunately the keyboard/trackpad/battery is a single part which is glued together with a very strong adhesive. Newer models (16" and M1/M2 models) have replaced that glue with pull tabs. But previous versions of MBP unfortunately use glue. You can search for your model on ifixit.com to see the whole procedure. It'll probably put you off from allowing someone at MBK do it. I've successfully replaced battery on MBP and iPad. Was it fun? Not at all and things could have so easily gone bad. I was just lucky.

The only time people cared about the traffic rules was just after military removed red shirt protesters and put men with rifles into intersections. No more red light running, no more other dangerous maneuvers, no running over pedestrians... afraid of getting shot. Maybe replace police with snipers and people will behave? Or at least give them a very big gun and camouflage uniform...

Many on this forum dismissed COVID as a mild cold and non-event and posted "enough already" type messages about COVID, vaccines, masks, restrictions, etc. So what's the big deal? This is an easy way to infect much of Thai population with some unseen strain of COVID from China. As for not putting restrictions up... well, every thing has consequences. Anyone coming in from Thailand now is required to do RT-PCR 72 hours before departure and upload it to government website or get rejected entrance to India. It's just a matter of time before other countries do similar. So either you restrict entrance to Chinese and have access to the rest of the World, or you let Chinese in unchecked and the rest of the World shuts you out. It's really up to Thai government which way it wants to go. My bet is on the latter option, though.

In plain language - it is a battery, which powers your computer or other things plugged in it (in your case up to 720W total power consumption) for a short time (10-20 minutes, depending on how much power they use) while there is a power outage on the sockets. This model also has a surge protection, which means that when there are power spikes on the power line, instead of damaging your equipment, this box will either filter them out, if spikes are not very high, or kill itself to protect your equipment plugged in if the spike is very high. If you have a PC, and (non-laser) printer, a screen... you could plug them in for protection and power backup. Note though - these things come with 2 year warranty, generally. But what you would notice is that the battery inside (which looks like a small version of car battery) could die a lot sooner. It is generally not expensive to replace battery even outside warranty (maybe 500-800 baht).

Condo Electricity

Co-owner, as his/her name is on the contract with MEA. I had to go to MEA and sign a contract with my house registration and chanote and "purchase" a meter. So it's in my name. Condo building has nothing to do with it. And if (which I don't) I rented out the place, meter is still in my name so I am legally responsible for electricity getting paid. -
Or if you can get someone to post for you in Thai, kaidee.com, which most Thais are familiar with.

In our case, electricity is paid directly to MEA, not to the condo. It shows up in their app, and you can pay for it in the app. As for the water, we don't do prepayment but get the bill every 3 months. It is paid to condo juristic office, but given the warnings I see in the lifts, some don't pay on time. There's a month to pay I think but there's threat of cutting water off if not paid for 6 months. Same for maintenance fees. I can't see how they could do anything about electricity when you don't even pay it to them. It's MEA that would cut power if bills are not paid. No idea for how long, though. If building is a rented apartment, that's a different story though, as there you are paying to apartment, and they pay to MEA/PEA. But even there, I've never seen water or electricity prepayments. Only advance rent and/or deposit for damage of property. -

Had a similar situation on flight from Australia, and was asked on arrival to be a witness to police over a drunken man who was annoying and assaulting everyone around him. Disappointment of the year was when police at airport gave him 1000 baht fine and let him go. And even for that he wanted to appeal. He's lucky he was flying into Thailand, actually... I wonder what would happen to this man flying into India. Are Indian police that forgiving? Hope not.
