So my screen still shows Step 7, with Return, Pre-Approved. I wonder what that really means since I have already obtained my Visa and the screen should show step 8. Looks like they have not fixed my glitch on my app like they said they would. Guess I will call on Tuesday, since I now live pretty much full time in PKK.

I think what he means is a safety deposit box which requires two keys to open, one kept by the bank the other kept by the renter. Very common in the US and elsewhere, but never have I observed or heard of such a thing here. If they did just imagine the process to get into the vault where the storage box would be kept.......

Each house should have it's own house book within the main office. You and the other owners can and should be having an updated house book in whatever format they use, such as excel, sent or given to you monthly showing the capital outlays coming from your accounts. Your trying to tell me that there is widespread collusion here in HH and all attorneys are connected to your property management company. That is a big reach Sir. Even if they know someone, it does not mean they would be prejudiced or on the take. BTW do you receive annual, quarterly or Monthly invoices from the management company?

If he wants to be the PM again he should think about running as am MP and once elected then he can be nominated for the position of PM and not this BS about nominating an outsider. You obviously need to look back at the whole trail which started with a response to you which showed Fin-air does indeed have mask rules. You then responded back to a response I gave another poster and not to you, which you then responded to me with post 2 quoted above. My final reply to you was that my last post to you had been sarcasm, not your post. I think you need to review posts before you respond before you again get off-track Sir.

Private community can be a problem, just like a juristic company running the community. Are the water charges also exorbitant? Do you pay fees for the common areas, and is security paid for by the management company as well as the roadway upkeep done by the management company. These are all items the owners committee needs to take into consideration. Never heard of the books being private if your paying into them. You might want to hire an outside accountant and obtain an order for review of said company books. I know you can not name the location and development as it could be considered defamation. Hiring an attorney from BKK might be costly. What are your reasons for not looking in Hua Hin or in PKK since this province is separate from Bangkok. Is your land Leasehold land or do you own it, as in a Thai spouse? Look again at your original purchase contract to see how it is all laid out, is it one Company owner for all of the land or many owners with the lots broken out. So many questions and issues I can see. Good luck.

Having never truly worked in Thailand nor ever paid Taxes does indeed keep one from applying for Residency or even Citizenship. It is why those of us who have chosen to live out our lives here and have family gravitate towards certain types of Visas based upon our qualifications in meeting the requirements for that specific visa or extension thereof.....

Your given 5 years the first time your stamped into the country, and given 5 more years after a review of your provisios at tge end of tge first 5 years. At the end of tge 10th year you re-apply again and will obtain the same visa as long as your provisios and bonafides allow you to meet the requirements. If one does something stupid Visas can be canceled or can they not?, same with those who have residency?

Some of those who are now stamped into Thailand with a LTR visa are considered to be Long term residents now, but make no mistake we are still non-immigrants and that allowed entry we have could be canceled anytime. It should be a LTTR, or Long Term Temporary Redident Visa. Yet I will take, it as I have, and use it to the best of my ability.
