  1. So go and travel, then come back in 6 weeks and start the process then.
  2. I think you will find there are not many reports of immigration wanting a non existent receipt, that the online system doesn't actually print, how can they ask for something that doesn't exist . The only reports I have ever seen comes from people not actually using the system, or agents etc, who have a vested interest in saying its very difficult, and best to use their services. I administer 5 properties, report tenants online frequently, to date none of these tenants have been asked by immigration for a paper receipt.
  3. The online system doesn't really generate receipts or offer a way to print one. You can log back in and check an entry has been saved and screen shot/photograph it, BUT Its not really required as immigration can see the entry on their computer.
  4. OP, if an online TM30 has been done, there is no need for any printout, immigration can see the TM30 entry on their computer system.

The land can be in the childs name, but a thai court or thai guardian will have the final say on any major things to do with the land, ie: a usufruct etc, and it would still be dependent on the local land office. The land office are not stupid, anything that essentially gives a foreigner full ownership/control of land via a proxy thai, wont be approved.
  6. Should be no problem, the bank produces a letter saying funds have been transferred, the fund can be transferred previously.(it can literally be a couple of years ago). The letter isn't a current account balance statement.
  7. OP, it all comes down to design and planning, some condo blocks are built with a place for airconn units, and others its an after thought. Also in Asia, balcony's have often traditionally been seen as utility spaces, drying clothes', aircon etc, not areas people sit.
  8. I have never really understood foriegners buying big pickup trucks to drive in urban Thailand. I'm in Pattaya and its hilarious watching guys try and negotiate traffic, small sois, parking areas etc.

  13. Retire visa is less documents but more money in the bank to qualify. Marriage visa is more documents, less money in the bank and you can work.
  14. I was down there on Monday, there is plenty of shade, seating, fans, even free cold water etc. For things like 90 day, res cert, there is no queue, you hand over your passport outside and return 2 hours later. a minimal queue to get inside to do other things.

OP, you appear to be unaware that the land office will insist that you sign a document and declare that you you have no interest in the house, its not a marital asset etc. So far as the bank and land office are concerned your wife will be funding and buying a house, not you. No matter what, your wife will own 100 % of the property and it wont be a marital asset divisible at divorce etc. As others have said, the usual company ownership route would afford you the protections you talk about.

  18. OP, I can relate to your dilemma, bkk bank and trying to pay PEA. As you say, the banking software wont scan the QR code, PEA isn't listed as payee etc. At the moment I go through a ridiculous procedure using the PEA app, which takes me to a BKK bank login (doesn't log me in even though the app is on the same device), need find login details and enter, then it knows about PEA and the amount of the bill. And then the bkk bank insists on a OTP to pay the bill. I have just setup truemoney wallet, so will start to use that next month.

  20. Userfruct is about access to a property, not ownership of a property. If you sign a document saying the property is not a marital asset, then its not a marital asset and not split during divorce. Userfruct doesnt change your ownership Any contracts between husband and wife, ie: a userfruct, become null/void in the case of divorce anyway.
  21. I think if you looked up arbitrary comment in the dictionary, it would reference this post. Its a personal opinion. I would consider Clapton a way better guitarist, at least he steps out of pentatonic scales now and then, and manages to play without a tremolo most of the time. Clapton has sole, unique phrasing and is immediately identifiable, Beck is very good but mostly just noodles around in pentatonic scales with a tremolo, not much that is uniquely different.
  22. Any of the options on the invoice involve a Thai bank. The Condo office would also accept cash. So long as you get the account details (swift code etc), you could transfer money from UK.
  23. OP, google lists things that appear on the internet, if the goods, service, product have never appeared on a website, buy/sell site etc, it wont appear on any google search. Also, there are several tools and advanced search options on google where you can filter results, specify language, location etc. If you are shopping for a specific product then maybe Lazada or similar would be a better place to look.
