  1. This is imperative to understand. You could be paying money for something that shouldn't even be sold. As noted above, who owns the side road? Does the property you are looking at benefit from an easement across the neighbour's land legally guaranteeing you access by foot and vehicle? Is there an easement that allows you to pass electric cables from the main road to the piece of land you are interested in? If not, the price needs to reflect this.

  6. If you buy from Amorn then they offer a service where they will apply for the NTSC license for you. You pay them the license fee and an agency fee, sign a few documents and give them about a month or so. Two years ago the NTSC charged 500 baht plus vat per license. Each transceiver needs it's own license.

  12. It's OK to name the immigration office. It's not ok to name an individual officer. Requirements do vary between offices. It's OK to let people know what your office requires.

  20. Monthly land tax payments? How much are you paying? Land and building tax is payable annually, and the effective rate for agricultural land is miniscule. Ask others in the farming forum how much tax they pay per rai per year.
  21. I can see AI being used for diagnosing illness, where the ai is using a series of answers provided by the patient along with results of examinations and tests. I can imagine some kind of ai that is wirelessly connected to a blood pressure machine, a thermometer, weighing scales, blood analysis machine, etc. This sort of first line health care might be developed and trialled in developing countries where the options might be ai or nothing. One machine and a heslthcare assistant trained to draw blood and operate the machine would be all you need. A healthcare assistant is considerably cheaper and quicker to train than a doctor or a nurse. Diagnoses could be confirmed by a doctor anywhere in the world. The ai would get to train in the real world and improve itself until its results were equal or better than humans, at which point they would start to appear in the developed world. I think "generalist" jobs that use sets of questions and various information to produce a result are at risk, and not just in the field of medicine. Specific and unique jobs such as surgeon are out of reach of ai for now. I don't think expensive hospitals are going anywhere for a long time, just the diagnostic equipment and processes they use will inevitably change. But let's see. Maybe the flaw in my thinking is that ai will be able to design advanced surgery robots...
  22. High usage is why it is uneconomical. Cash replenishment costs the bank money. Weekly cash replenishment even more so. SCB has been closing branches and removing ATMs since 2021 while at the same time their digital app has seen increased use by customers. Don't forget you should be able to withdraw cash fee free from other bank's ATMs 5 times per month (IIRC).
