    I have my company tax ID but now am considering the advantages of a Yellow Book. As I have property in both Rayong Province and Chonburi , I am wondering if one may be easier than the other . I realize it is the local amphur I have to visit / apply !

    Some places they give you the run around and put as many obstacles as they can in the way to discourage you yet others appear to be relatively straightforward and my understanding is that it is a legal right to obtain one if one is resident . I have been told one needs the approval of at least two Thai neighbours to vouch for you .  I'm getting used to being given the "run around" here in order to get anything that is legal and normally straightforward done !!

    You could try again but I suspect you may have to apply for a extension of stay based upon retirement (it is not a visa)

     

     

    Thanks for sending me the full text of the order . I reckon exactly what you said - they don't understand what I am trying to do (synchronize my visa/extension of stay with my insurance .    I know it will be extension of stay if I stay in the country but if I went out just before the expiry of my visa and returned before it expired , then I get another year on my visa .

  3. Why does Chonburi Immigration always give me a headache , sometimes give wrong information and this time it appears they do not understand their own directive  ( attached )

    I was in to Chonburi Immigration the other day to sort out an issue on my Immigration entry stamp .

    I produced my passport with my O-A visa showing expiry in November and the entry stamp with the annotation "up to 31st August 2021"  which is the date my current Health / Covid insurance expires .  Since I wished to synchronize my Visa and Insurance renewal dates , I produced a new Insurance document with valid insurance to the date of expiry of my visa and asked them to delete/amend the annotation on the entry stamp .

    The reply was " you have to get a new visa on 31st August " !!!!!!!   They produced the attached directive !!!  Didn't want to listen to me to explain what I was trying to do  ,  so I just left .

    After carefully reading exactly what it states "  Note that visa expiration date will not exceed the insurance coverage period (maximum of 1 year )

    That is exactly what is written on the entry stamp .

    The directive does not mention anything about having to obtain a new Visa or having the existing one cancelled ,it only states that the expiration can not exceed the Insurance validity ( granted ) .

    Insurance companies do NOT issue policies for more than one year .  In addition to having the required Insurance up to the expiry of my O-A visa ,I also have the next 12 months Insurance policy from the expiry of my Visa and the expiry of the new Insurance up to the expiry of my visa.

    Immigration is not allowed to write on or cancel my O-A visa since it is issued by the Ministry of Foreign Affairs (nothing to do with Immigration)  unless I did something totally illegal or committed a crime and being deported !!

    SO ,   I am not going to get a new visa / retirement or extension of stay (whatever) on 31st August as I have a valid Visa and valid Insurance !!     What are Immigration going to do ??  arrest me ?? 

    I have no faith in Chonburi Immigration and especially their dictatorial attitude .  ( Prior to obtaining my O-A visa in Portugal ,Chonburi Immigration gave me wrong information and had to be corrected by the Embassy )

    As far as I am aware there are no government made controls for a Moo Baan .  When the Condominium Laws were made Moo Baan's  were never included so some Moo Baan's have a Juristic and some do not !!  I would never buy into a Moo Baan with no appointed Juristic since there is no legal representation or control .   In a Moo Baan with a Juristic and having a Committee , then rules and regulations for that Moo Baan can be made and if approved by majority , they can be registered at Land Office and once that is done then they are legally enforceable .   Such things as dividing walls and heights etc could be included .   For example on Moo Baan rules , in my Moo Baan one is not allowed to have dogs (as pets) roaming freely outside ones property - they must be on a lead . 

    So to answer your question , the current Building Controls apply equally to a Moo Baan or Private build with the addition that a Moo Baan with a Juristic may have additional rules and regulations specifically applicable to that Moo Baan .

    When the daily figures are announced they never categorize just which variant is found in the new cases . The Delta variant will be the prominent one in Europe by August but we don't get the information to understand which variants are present and spreading ??

    Is the government too afraid to publish for fear of panic ??

    Law enforcement is one factor but Insurance is another !!  Until the whole system of government insurance is scrapped ( they hand it out like Candy at DLT with no background checks , history or proper vehicle checks ) the carnage will continue with jumped up idiots able to buy an Izuzu pick up - lower the suspension, fit wide wheels and a go faster exhaust then blast down Sukhumvit belching black smoke and weaving from inside to outside lanes ( in a city zone speed limit )  . All on the feeble government insurance !!   There's no hope for change as long as this system exists so my advise is for farangs is to drive a tank !!

    The 3M figure has already been revoked / rubbished as an error / misunderstanding .     The whole question of Health Insurance (especially for retirees) is under revision and sooner or later , as stated , we will all have to have medical insurance but just what type , what policy and how much will be promulgated in the near future .  The Thai Hospitals have had enough of unpaid medical bills !   Anyone here on an O or O-A needs to have proper medical insurance .

    It is being mooted that one proposition is that all those that stay here over six months pay into the Thai Social Security Scheme .

    Hopefully the Covid Insurance will go away once we are vaccinated although I have a feeling that Covid vaccinations may become an annual thing like the flue jab !

    I am keeping my O-A as I am over 70 and if one does away with it and applies/obtains the O visa , with reduced insurance requirements , then in the future if Health Insurance is required ,it may be difficult to "get on the ladder" for insurance as many companies have a stipulated maximum age for joining PLUS I have now built up my no-claims bonus .

    My advise would be to wait and see how things pan out with the government looking into this and changes very likely .

    Not quite correct !  I was previously a " resident tax payer in France " but I "officially" gave up my residence status in France when I moved to Thailand and thus became a " non resident of France " .   I had already become a "non resident of the UK " previous to that .  As a UK "National " ,I do of course still have the "right of residency "in the UK and before Brexit , the right of residency in the EU.

    So when you state one can only obtain a Non Imm O-A from a country where one has residency status ie the EU prior to Brexit , that is therefore incorrect for myself since I officially became "non resident " several years ago .

    A non-o visa can be issued at any embassy or official consulate or a honorary consulate. It only allows a 90 day entry.

    Since you have certainly gotten a new passport since you started your stay here there should be a stamp on the first page of your passport that states the type of visa you used and the old passport you had.

    Once again , wrong information .  O-A visa does not have to be obtained in your "home" country .   I am a UK national and both I and several other UK Nationals have obtained O-A visas at the Thai Embassy in Portugal .    It's possible some Embassy's are more flexible than others but it does  not seem to be "fixed in stone "   .   If you don't ask , you don't get !!!

    So if you haven't already, give it a try again tomorrow.  They appear to have fixed the prior problem about the pulldown boxes for nationality and province not working, and thus blocking people from being able to complete their personal information data.

     

     

     

     

    no they haven't ! I did manage to get all my details into all the menus today , clicked register then waited , waited and waited until it came back and said "failed , please try again " !!! .  So, trying again we go back into the menu and Lo and behold ( not really surprising ) it again would not accept my nationality or parts of my address .   Am just amazed at how disorganized and now, how desperate this government is !! They have finally realized they HAVE to open up the purchase of vaccines to private hospitals and enterprises if they are ever going to have a chance of keeping the lid on this 2nd wave and the mutating variants of Covid .

    Love to see how Thai's would get on driving in -40 deg C and in a blizzard where one can hardly make out the road - in Canada !!

    I am a proponent of wearing a facemask, and even though both the wife and me are fully vaccinated with the Pfizer vaccine, we always wear masks while in public, but not in our car, (we are in Khon Kaen), We drive through the police check point on the ring road  almost every day without wearing a mask, and the police has never stop as or said a word.  

    I find it difficult to wear a mask , especially when I am driving, because the breath escaping from the top of my mask makes my eyes water.  

    If I wear a mask in the car ,I find the exhaled breath fogs up my glasses so I can't see properly !!!   So wearing a mask whilst driving could cause an accident ??   I'm sure others would agree with that ???
