  1. Stamp same day. Needless to say...don't forget your reentry permit. Best to get it same visit just after they stamp your 12 month extension.
  2. With a tourist visa you should have no issues entering Thailand.
  3. It depends on your permission of stay status. If you reenter country on a reentry permit or multi entry visa then the TM30 "update" is not required. At CW you cannot obtain a certificate of residence without a TM47 receipt for report address Bangkok immigration. Not sure why they wanted at TM30 in your case. Perhaps you returned on new visa or visa exempt.

  5. Update: Things progressing quickly. The Owner is flying from UK Saturday. Apparently we meet Monday at Condo office. The office manager is doing the contract etc (she has done so previously) Hand over deposit and sign contract and all go to Land Office. Fortunately there is no mortgage. Will hand over the balance in cash to the owner and let land office sort out the transfers (we split 50/50) and check title etc. Well that's the plan.

It's been done previously with tourist visa rejection stamps from Vietnam" If your visa is issued and has a VOID stamp that just means your visa application was rejected. If your tourist visa application is unsuccessful you could fly to thailand visa exempt. CNX would be good option. Some will suggest fly to Cambodia or Laos and enter Thailand via land visa exempt but that would be messy. When do you find out from Thai consulate the result of your visa application. Regards heading back to USA that depends on how long you would like to stay in Thailand. Being USA you must have obtained a 30 day single entry visa to Vietnam. An option would be to stay there for a period. That would make visa exempt entry to Thailand via air less of an issue.
  7. Couple of points. You mention "our bank". The bank account must be in your mum's name only for her to obtain a non O retirement. To show that the funds came from abroad there needs to be FTT code on the transaction or "credit advice" from bank. The "bank letter" is just a letter the bank provides to verify she is owner of the account. Regarding Lease.....It is up to the owner of the condo to do that. Note that folk have obtained a non O at Thai immigration by providing a TM30. Some people at the time of applying for the non O have not committed to a lease. Which immigration office does will your mother be dealing with.
  8. Your advice was better than his plan. Don't think Savannakhet is currently doing the 12 month ME based on retirement. Arriving in two weeks he could have entered visa exempt 45 days and obtained the non O retirement in Thailand. Is he planning on also obtaining the 12 month extension. If just wanting the non O then perhaps the reason for obtaining it in PP.

  10. Yes.. You would obtain a non O based on retirement. That requires you to have 800k baht in Thai bank account on the day you apply. It also requires you to have 15 days + remaining on your permission of stay when you apply. The non O gives you a 90 day stamp and in the last 30 days with the funds having been in the bank for 2 months you apply for 12month extension. The bank account may appear simple but it's not on a tourist visa. Consider an agent for bank account if you currently don't have one.   13. You could have also entered visa exempt + 30 day extension+ 60 day extension to visit wife. Did not require tourist visa entry.
  14. Hopefully you will get some advice to proceed with 60 day extension requirements. Since you are located in Bangkok a border bounce is a possibility for a 45 day visa exempt entry. Realize messy option but a return flight to Udon Thani and bounce to friendship bridge is fall back option.
  15. Keep in mind that you are not extending your visa. When you enter Thailand it can be (in many cases) visa exempt entry or entry from a visa such as tourist visa or non O etc. Once you enter you have a permission of stay and that can be extended (in many cases) . For the 60 day extension to visit wife it makes no difference if you entered with visa or exempt. As for your nightmare day today that was really horrible. The going to CW was just a slip up. Reading your other post about being refused seems to be around the required marriage docs. Including korRor 22 etc. You mention wanting to visit Thailand every year for 90 days. As the visa exempt and 60 extension would suit your needs perfectly it would be good to work out exactly what you require that immigration has issues with. Perhaps you could chat with one of the visa agents to sort out the issues such as @ThaiVisaCentre You could also start a new thread based around today's nightmare and ubonjoe could explain what you need.
  16. I best make a note about this comment. Extensions from a visa exempt entry are done at Laski. Extensions to tourist visa entry and other extensions such as from a non O are done at CW. Your other issues mentioned in another thread re marriage certificate etc are just down to not having checked exactly what is required. On the separate topic of requiring onward flight to show airline is indeed often required and examples posted over and over. The fact that your carrier from USA did not require one means little.
  17. Regards appointment you need to be 15 mins early. Also hard copy print out of appointment confirmation. Re banking you mention overseas deposit of the 400k baht in Thai bank account. Does not need to be shown to come from overseas. You can do the bank letter etc prior to appointment as banks are located on lower level CW complex. (apart from SCB) . Regards getting to CW, apart from thread link I posted above, since you have your wife with you I would get a taxi. The Red line BTS now runs to Laksi and that is not far from CW.
