  1. Yes. Some have had several covid extensions and can still obtain them up till March 25. Your op was confusing. Note some offices are throwing curve balls and making things difficult.

  3. That's good advice and I actually did exactly that this Monday few days ago. Will be using him to paint throughout. He pretty much does all the work, make overs etc in that complex. I wasn't so convinced he knew what to do regarding the kitchen doors hence me starting this thread.

  5. Certainly an option. It's bit like thread on a dress. Start pulling on it and one thing leads to another. As example this pic has edge of kitchen left side looking into bathroom. The vanity is dated and chrome ordinary condition. Yes chuck it. Seems obvious choice.
  6. Exactly. The island idea would be including complete new kitchen. Something would do maybe 5 years time plus. In meantime thinking painting doors etc. As I posted above these services not easy to find. Often it's a friend of a friend's Uncle.
  7. Think your shooting from the hip slightly. The joint is walking distance to Thailand Culture Center MRT. Also I'm not trying to make money. Certainly didn't buy it for that reason. My recommendation to anyone re realestate is not to buy in Thailand.
  8. Thanks. Not really trying to make money. Plan to undercut the other units just to obtain tenant. Your point about painting doors and new appliances is what I was thinking. The problem is (imo) trade services in Thailand are not that easy to find. When I did previous make over (townhouse) it required big haircut on mango tree at front. Me thinking ....oh just grab a tree looper from trade services. Not so straight forwarded. I learnt quickly that you find these people from the grapevine Thais have.
  9. Thanks. Have a few photos. The place is basically a 60sm cut in half. These pics show the half that has the kitchen, meals and lounge. The first pic shows wider shot of kitchen with silly "dividing wall" shelves. That will go. Next pic taken basically from entry showing meals and lounge area. Finally pic from entry towards kitchen looking through shelving. So the total area is bit over 30sm.
  10. Appreciate the input. Yes rent the condo out. IMO with such a crowded rental market you need to make the condo overall to "pop". New appliances and furniture etc is first step. As for the kitchen the hob will be replaced with a glass one. The splashback which is a porcelain beige colour can be tiled over with glass etc etc. In Oz I would have the doors 2 pac coated plenty of places do that. In Bangkok I don't know about these trade services being readily available.
  11. Yes another one. Hopefully can receive some ideas. Below is picture of kitchen. It's in a condo that will be rented for next few years. Located Bangkok. If it was for us, I would have it removed, however thinking a spruce up at this point better idea. The picture looks like a very tired old kitchen however that is not the case. The doors and cabinets are in excellent nick. They have slightly yellowish tinge which the main issue. Looking for suggestions re the doors or any other ideas appreciated. The kitchen cannot be relocated. The unit is 63sm and in future could have an island cabinet with new kitchen
  12. Not really related to thread however I have a "what would you do question". So I've just come down with flu like symptoms. I don't ever have that. Not once in 10 years here so it's atypical. So to the what would you do? Go get a rapid test and if positive be told to rest up at home. OR ...Don't get a test and rest up at home.
  13. Hoping I can add another question for more advice. So purchased the condo. The condo is going into Thai name partners name. Did this a year ago with townhouse purchase. Couldn't believe how simple the process was. Again this owner is paying all transfers. Just asking if there is something I should be checking at land office. Last time I had to sign something that basically stated I would make no future claim regarding the property. The agent is also attending. TIA.
  14. No reason why they refuse to issue you another covid extension. You mentioned that your leaving. If you have a flight out of Thailand it would not hurt to have that with you when applying for CE. When are you planning to exit Thailand.
  15. No penalty or requirement to do it within certain period. You could have stamps and visa information transferred at same visit to immigration for your extension.
  16. Permit ends March 24. Perfect timing. Obtain another covid extension couple of weeks prior to March 24. That will give you POS till approx May 24.
  17. So when does your current permission of stay end? If possible another covid extension then just exit and reenter visa exempt. Attend to the non O and extension after you return.

  19. OP, do you currently have an extension to a non O? If so why would you exit without a reentry permit and as a consequence need to reenter visa exempt. Frankly don't understand your question.

The email for embassy would effectively state that they will not provide letter. The immigration offices are being difficult. Don't understand why. The covid extensions can be issued up to March 25. You stated "Might try again hoping for different agent..." Which agent did you use.
  21. Read the book Catch 22. To obtain a non O marriage inside Thailand you need 400k in bank account in your name on the day of application. Did you notice the money requirement in THAI BANK. It's a pre cursor to the process. Guys obtaining a non O retirement also need bank account. That is step 1. The problem is when you go to bank to open account the staff will say something like.... Teller :"No problem. Where is your work permit" Client: "I'm applying for non O retirement. I can not work" You should have opened a bank account with or without an agent some time ago. With any luck the immigration officer may give you residence certificate. Personally I doubt it. In Bangkok that process would take one to two weeks.
  22. So you already "had a big rant". However still no bank account in your pocket. The bank account does not require a lawyer. It's cost would be about 4k. However put that idea aside that's your prerogative. Hopefully the CM immigration office will provide you with RC.
  23. With respect in this case your issues are because you have not understood or done the research on what's required. As I have mentioned several times your Thai bank account is STEP 1. The letter from immigration could well be residence certificate. Don't think you mentioned which immigration office. If Bangkok the residence certificate takes time and requires you to have done a 90 day report. The alternative is to obtain letter from your embassy supporting your address. All this is not immigrations fault. Simple standard procedure.
