Fire blankets are the recommended way to tackle an EV fire. Personally, I think they should be mandatory in every multi story parking. Not just for EV fires.

I have refunded deposits even when I shouldn’t. The only time I kept a 2 month deposit was in Pattaya when someone signed a 12 month contract and wanted to move out after two months, I had a clause in the lease agreement about that, they could provide another tenant acceptable to me and for a small administrative fee, we would change the lease over to them. However, they didn’t offer any new tenant at all and just wanted their deposit back. I told them if I got a new tenant within two months I would refund that portion of the deposit, but it took longer than that so they got nothing back.

An 11 year long tenant is a gift from the gods.

don’t expect a tie court to follow the law. Even when it’s clear cut. We had some children trespass and set fire to some of our property. Under law, the parents are responsible for their children. The damage was about ฿70,000, we sued in the court and we lost, and the judge’s ruling was that the plaintiff was a rich Farang and the defendants were poor Thai people and the rich Farang could afford the loss whereas the poor defendants couldn’t afford to pay. Go figure.

Thai tax riddle: Elite Visa holders off the hook?
JBChiangRai replied to webfact's topic in Thailand News
PR aren’t necessarily wealthy or bring benefit to the economy. Some people would say if you’re stupid enough to spend 2 million on an Elite VISA, then you’re probably spending a fortune here and contributing to the economy and shouldn’t be scared away by stupid PIT changes that have been ill thought out. -
As a landlord it’s the little things that niggle me. Using a scouring pad on stainless steel kitchen cabinet doors. The doors are no longer available, do you replace them all so they match? Wine/beer ring stains on wooden furniture. This can be VERY expensive to fix. Lemon juice/other stains on Granite countertops/window sills. Need to replace the entire countertop, you can’t get lemon juice stain out when it’s left overnight on a black granite countertop. Red wine stain on a seat, fabric no longer available, all matching seats need recovering. Even 100,000 THB in deposits wouldn’t be enough.

It all depends on the battery chemistry. Lithium Iron Phosphate as fitted to BYD’s is much safer, punctured batteries peak at 60•C and don’t catch fire. It causes cancer too, radiation therapy is a risk.

Thai tax riddle: Elite Visa holders off the hook?
JBChiangRai replied to webfact's topic in Thailand News
I was met by thai privilege co. this morning who escorted me through checkin etc. She confirmed sales of Elite Visa’s have dropped off a cliff. Dropping PIT to wealthy Elite Visa holders would seem like a good opportunity to kick-start sales again, IMHO. -
Definitely the fast microwave. BYD Seal Performance has an almost 50:50 weight distribution, 60% power bias to the rear wheels and 530hp and it’s easy to spit the back end out when you want. And an instantaneous throttle response which you cannot achieve with ICE. And when you want silence you can have it.

You could visit my house after I’ve lived it in it 5 years and it would be practically perfect. I'm amazed at the poor decisions some tenants make causing serious damage and then expect not to pay for it. Sitting on glass coffee tables putting a glass of wine on a chair armrest standing on a dining table bouncing a ball off a white wall puttin inappropriate things in washing machines pushing people through doors The difference between owning your own place and renting it, is if you own it and damage it, you can decide whether or not to repair it, if you rent it, you WILL pay for the damage

Glass roofs on the move are cooled by airflow over the roof and are not a problem. They are a problem when parked in the sun, they get hot and radiate a lot of heat onto your head. i sat in the back of a Seal test drive and had the same issue, I’ve not noticed it in 9 months of ownership but I rarely park in the sun and if I do I remotely start the air con before returning to the vehicle.

Each to their own. I’ve had both, I know which I prefer.

You can do that in an EV, they are much more responsive to the loud pedal, and they do it silently apart from the screeching Tyres.
-
Oic, the news! Between 12 and 130 times more ICE fires, but they don’t make the news so that’s ok then. Right, got it! As I said, Ignorance or Prejudice. Maybe both in your case?

In my early 20’s I used to buy and sell Jaguar XJ’s. They do have their issues but they have one of the nicest dashboards, I love to see acres of wood in a car. -
Not really.

Mine have all been basal cell carcinomas, I went to the government hospital in Chiang Rai for the last one, the previous two to that I went to a private hospital, but both times I got sepsis, so I won’t let them near me with anything sharp.

I have a concern about the Xiaomi EV. They use aluminum electrical cables. I’ve had aluminum speaker cables fail through corrosion. -
Either has a Mercedes 2018 S350d or he has a plug-in hybrid. He does not have a Mercedes 2018 S350d plug-in hybrid. There is no such car. Does your car have a BLUETEC HYBRID badge on the back?

The statistics I quoted include parked vehicles, ICE cars do catch fire when parked. Being concerned about car fires is one thing, stopping charging in condos when better and more qualified minds than yours have already determined they are safe in shopping center multi-storey car parks is safe, smacks of ignorance or prejudice to me.
-
You do know that an ICE car is between 12 and 130 times MORE likely to catch fire than an EV? Ignorance and prejudice does appear to be the issue from where I am sitting.
