  1. Can you provide any proof that the hotel wil accept / honour a change in booking name? Is the booking fully paid or is it 'penciled in' but needs payment?

  3. But from my understanding the person who is the focus of the usufruct must give their permission for the land / the buildings / or both to be sold. And as you mention if the land / the buildings / or both are sold the usufruct still stands. That's how it's worded in my personal case: - Chanut for the land and buildings shows my Thai adult son as the owner. - Thai son placed a usufruct on the chanut saying: I can live on the property until I die. Land and buildings cannot be sold without my written permission. If sold, usufruct remains intact. Usufruct can only be cancelled by me. Usufruct automatically cancels on my death.

And as already said the 'house master' doesn't need to be the owner or part owner of the property as showing on the original copy of the chanut held at the Land Titles office. And to clear up a point mentioned on another webboard; the blue/yellow Tabien Baan book showing the name of the 'house master' is NOT a replacement or alternative in any way for a Power of Attorney in relation to the actual owner as stated on the Chanut. Further the name (person) showing as the 'house master' on the TB doesn't automatically have authority to commit the actual owner to costs related to the property (E.g. house repairs). Further, creditors (E.g. electric bills, credit card bills, etc.), cannot approach the 'house master' and demand payment for the electric bills of the property which are in another name,

  7. Blue Tabien Baan (TB) book (or Yellow Tabien Baan book) is a listing of who is registered as living at that address. It is not intended to show/prove ownership. But in reality any/all of those listed on the TB might be sleeping at another address. E.g. A Thai person still listed on the TB book of their parents (say in one part of Bkk) but same person sleeps at an apartment in another part of Bkk. (And Bkk in the e.g. above could be replaced by anywhere in Thailand). The first page of the TB book shows the full address details. The person shown on the second page is often referred to as the 'House Master' who is expected to keep the TB book up to date by taking the book and some personal docs to the local Amphur office to enter new people now listed as residing at that address and remove names of folks who are now / are going to be shown on a different TB book. The house master supposedly approves who can be added to the TB book. The house master is not necessarily the owner of the property. It's possible and does happen, that the owner of the property is legitimately on a different TB book and has requested another person (relative / friend) to be the House Master for a property he/she owns (proved by chanut) to be the House Master. As already mentioned Thai nationals must be recorded in a TB book somewhere. That's the source of the data for printing new/replacement plastic Thai ID cards. There is no check anywhere/anytime to see that the TV book is up to date in any way. Yes it's possible that one person owns the land but another person owns the house/buildings on that land. I'm aware of previous discussions on this where lawyers / Land Office officials have said the proof of ownersip of the house/buildings is by fully detailed/fully signed copy of the contract to build the house./buildings and the name on the contract to build being recognised as the owner of the house/buildings. What springs to mind is whether the law requires any proof that the owner of the land (chanut) has given permission for another person to sign a contract in the name of another person to have a house/building constrcted on the land owners property. I don't know the law on this situation, others possibly have more detailed kowledge on this item.
  8. He says he's coming by private aircraft so perhaps that means the first officicials to see him will be immigration when he reports to have his passport stamped on arrival. So if there's an issue where to hold him, simple answer, the IDC (Immigration Detention Cente) which by numerous reports is way less than comfortable and holds at any time plenty of unsavoury characters. His family could bring him food in plastic bags with a plastic spoon and a drink in a plastic bag and a rubber band to hang the drink off his finger.

  11. My Thai son and his Thai wife, over about 3 years bought 3 fridges and set them up on his wife's family farm which was well established with good construction farm buildings, nice house. Each time they 'installed a fridge' they got comments like 'make sure you leave some money to pay for the electricity'. Then each fridge had been dissonnected and the fridges used as dry food / clothing cupboards. Then over time all 3 disappeared (discovered later sold). The only time just one was used as a fridge was when my sons wifes' sister got married. Son and his wife bought about bottles of cheap champage and a case of SPY, all put in one of he fridges and the fridge plugged. Son put several 'bungey' electic ropes areound the fridge and sealed the knot with something like sealing wax. Next morning, about 08:00 son and his wife went to check: - Ropes had been cut and left on the ground - Drinks and drinks gone (found weeks later at a farm 1 km away, used as a wardrobe). Leftover cooked food left on a table under the main house with a plastic cover. Most eaten within I guess 4 or 5 hours. Nobody ever got sick.
  12. One 5 star hotel we used in New delhi was dodgy, plates waiting for diners to use weren't clean neither was the cutlery. We often found pieces of wood, wire or plastic in the dishes and a couple of times dead cockroaches. Mention anything to the waiter and no comment. We avoided any type of salad bar or buffet, always covered in flies. Again mention this to the staff and they would wave their arms around then walk away.
  13. I went to India several times for consulting work, got severe diarrhea every time. and all meals at the 5 star hotel dining room or at the executive dining room at the client HQs. My consulting company had prepared packs of several diarrhea and other medicines, incl. water purification tablets, a pack was given to all staff going to India. My western colleague from our Singapore office also get severe diarrhea every time. On one occasion he spoke to the guest relations lady at the 5 star hotel. She instantly insisted that the hotel kitchen and food prep. was hygienic to world standards, then got angry syaing she was insulted. After that we took lots of canned food, big variety and can opener and ate in our rooms direct from cans. Not the best way to eat and no hot food but it solved the diarrhea problem.
  14. Examples: -My thai son went to do the initial register at his uni of choice. Many hopeful teens all lined up waiting for the window to open. Twenty minutes before window opening time a 30 year old man (no name tag or uniform) approached the first person in the queue saying "I am the rep. of the dean, please make a 200Baht donationto me for the uni development fund". He moved quickly along because everubody refused to give him money. -Started work at one of the 'better' unis, day one went to the professors lounge to us the well set up work stations for professors. Got appraoched by an old dragon professor telling me there's a joining fee of 200Baht. Another female professsor yelled at her to stop asking me for money, at same time politely telling me 'there's no joining fee, ignore her'.

I had the interview (about 1.5 hrs) with a snr. officer, who spoke perfect English, within 30 minutes of lodging the application. Pleasant guy, very polite, very focused and he asked what I hought were good questions very approprite to my application for PR. He didn't once make any hint of tea money or whatever and I offered none. But of course this is just one case.
  16. Thanks, good reasoning and convenient. I'll search for a photo to add to the BOLT customer message. yesterday my Thai grandaughter told me she added a photo of the outside gate area for her CM uni faculty and in text added some easy nearby 'landmarks'.
  17. I feel that the country is being put through a lot of unnecesary frustration and pain by a convicted egomanian criminal, who believes he's entitled to a speial deal. When right now the country has serious complex problems trying to get a PM elected and seated. But then we don't know what the paymasters game plan is, without doubt it will be a plan to get him into a position of authority. Thailands trump syndrome. Given that he was an 'elected' PM and then convicted and sentenced to jail on several cases by a legitinate court (no folks it wasn't a military kangaroo court) I wonder what the Thai law says about running for office / holding any future political / bureaucratic positions in the future. There is a precedent with manarat who did several years time in an OZ jail and prayut claimed 'it wasn't in Thailand so it was nor relevant. A big difference is that the paymaster was a sitting PM in Thailand when he committeed serious offence.

  22. You divert the discusion to now, and yes there are some positives. The discussion earlier in this thread was when the Village fund scheme was started.
