  2. These inflated charts from hipflat are never accurate. These are the prices people want, but not what the condos sold for..... which is under 100,000 per square meter. This one we actually have data from her realtor friend. As for the sold condo, we might be moving to canada, so she would rather use that money there. I think 12 years was a pretty long term for that condo and maitrnance fees are already high and will go higher. Then no one will want to buy it.
  3. It was an investment property. It was quite easy to find student rentals pre covid. Now she is stuck with another dog.....breeze Narathiwas. Although not next to BTS station the location is near Sathorn and units and building are quite well managed. Looking at another 20-25% loss.

  5. However, in my wife's case who just sold her own condo she bought 12 years ago. Purchase price, 1.7 million in 2010. Meanwhile BTS station opened (next door to condo), the shopping mall opened, next to major hospital and quite in demand with Stanford University students. The management went downhill. Sold 2 months ago for 1.39 million. Minus realtor fees, minus various taxes total around 1.3 mil. Location Srinakarin Her friend works for CBRE and she told me these depreciations are quite normal for condos. Not so for houses. So, forgive me for being a bit skeptical.

  8. My wife is Chinese and I won't let her drive a car past 50. What I noticed is that Chinese drivers don't drive angry, or have much road rage in them. They genuinely think they are excellent drivers.
  9. No, no data. If there was any data we would actually know the "sold" prices of condos that you actually sold for, like in any civilized country. That being said, if you bought The Base in Pattaya (which is an AirBnB central) it is possible to make a profit, especially if you bought during preconstruction or during pandemic. I am more familiar with Bangkok. Lumpini Makasan precon price started at 3.5 million which means the smallest room on the lowest floor (Studio 23sqm). Today I can get the cheapest room in this project on 24th floor 27sqm for 3.25 million, probably lower with negotiation. This building is what.... 4-5 years old? So, for at least this project that seems to be a lie. Oh, and even if you were flipping these not so desirable condos the fact that you supposedly sold them in a short term would trigger quite a bit of taxes at the land office.

  13. The Chinese returning to Thailand these days are under different economic circumstances than before covid. The whole China is a mess and somehow I doubt rich Chinese will be buying condos in Thailand like they did before due to Chinese police presence in "developing" countries.

  16. That is 1 bog part. The other one is that they have Chinese police looking for Chinese nationals in Thailand. At least in the West they know about it and are are kicking them out. So, Chinese will always prefer to go West than to Thailand.
  17. I don't see anything wrong with Taxis overcharging. It is an economy based on supply and demand, otherwise known as Capitalism. A nice place where most of you come from, but suddenly disapprove of the practice. I write this as most taxis would not even bother stopping at this place as it is always traffic around that area and during conventions it is absolute hell. Who's crazy enough to wait hours for a 100-200b ride? It makes no sense. There should be some kind of premium charge for this nonsense. We are talking about suits here who aren't exactly poor. They could do like the airport, register and charge extra.
