  2. If you think you get some kind of awesome warranty when buying new, you are greatly mistaken. Most projects have 1 year builder warranty and the it excludes this and excludes that.... But yes, buying used when using a bank may become much more costly than when buying new and that includes higher interest rates on second hand property. Now you have discovered the real reason why Thais prefer new stuff over used one. Contrary to the popular belief from barstool expats it is NOT because the house has been infested with ghosts, it is exactly because the loan terms on new property are much better.

  6. So, update. I went to CW to do a 60 day extension without my wife. I thought khunjake doesn't know what he is talking about. Sure enough I was thrown out and yes, sure enough there was that stupid guarantor document that I am 100% sure did not exist before. I must say this truly p1553d m off, not because I wasted time (and a bit of money) as 90% of the time I don't know what to do with myself here, so a little walk, taxi, grab or bus to CW (dependin on the mood) doesn't bother me. It annoyed me because I know in the future things are going to get more and more difficult and I don't want to be dealing with this nonsense when I am 60 and over. LOL
  7. This is a horrible phone. Way too slow after a few app updates. As a matter of fact, the only good samsung phones are their flagship phones. The rest are truly awful. I would buy Xiomi note phones or an older Huawie P20 or P30 pro which you can get on Lazada quite cheap . Much faster than this POS and Leica camera to boot. My wife just picked up Samsung Note 20 for 13,000 baht old stock from MBK. Miles and kilometers better than any "A" phone.

  10. These are some hilarious red flags. Who made this Mickey Mouse deal? Actually everyone here is incorrect. Neither you or your ex wife owns a house yet. The bank owns it. The buyer waits for the mortgage to be approved then pays you 600k? He absolutely doesn't have to do that as the bank who now owns the house paid it in full for the price agreed on the contract. How exactly go you get 600k in cash. Again, you don't seem to get it. The buyer doesn't simply take over the mortgage. The buyer needs to qualify for a brand new mortgage with higher interest rates as this is now a second hand house. Additionally the fees of 83k baht seem impossible based on the following facts stated by yourself. The house is less than 5 years old. The transfer tax will have to be paid. The wife already owns another property. As a salaried woman who works for the government she will have to pay a withholding tax on this "profit" even if there was none. The mortgage will most likely have a penalty. You are looking 200k++ on a 2.3 mil house

  12. This house will never be sold. Most "interested" buyers fail the mortgage approval. Not to mention all the extras that come with OP house Like I said this is now the second hand house. The mortgage terms will be more strict including the higher interest rate.
  13. Malaysia can sometimes be problematic for short stays. There were a few people questioned at the airport by Malaysian immigration (not Thai) when flying in and out including myself.
  14. 83k sounds too low. There will be at least a few penalties....off top of my head ...breaking a mortgage , selling under 5 years, tax on secondary residence. Also your new home now becomes a second hand home. The mortgage terms on second hand properties are stricter with higher interest rates. I don't think the buyer can just assume and take her loan as he needs to qualify.
  15. Most likely before. But I did 2 1 year extensions since then and my wife wasn't asked for this document. And since we are already on this topic can someone confirm that wife doesn't have to be present for 60 day extension at CW. I did all the previous 60 day extensions by myself with no wife present. I just want to confirm if this is something new.
