Married in Thailand. I am not sure when it was done. Probably a few months after the wedding. Why is this certificate needed when obviously an ID card would contain the changed last name.

Not covid extension, but 60 day extension based on marriage. Yes, she changed her last name. Also my wife never had to show up at CW immigration for a 60 day extension.

Have had quite a few 60 day extensions pre covid end never had to produce a name change certificate copy. Not even for a 1 year extension.

So does my wife needs to be with me for a 60 day extension or not at Chaeng Watthana? I am reading conflicting reports here. In the past I remember never having to bring her with me, but that was a while ago.

That Mercure is not close to anything and it is an older hotel. That's the one that had a special during covid where they were charging 10,000 baht monthly for a room.

Was gonna suggest Hilton Sukhumvit, but that shot up too. My favorite hotel in Bangkok is Crowne Plaza. I like older style hotels for some reason.

Which one? May help with suggestions. Mercure next to MBK is a decent value at the moment where all hotels post covid are asking a fortune. It has a rooftop pool and a breakfast for under $100. Maybe Indigo (close to Conrad), but I don't know if you would consider this central.

Not going to get into legalities as in Thailand anything is possible with the right agent. However, I would never, ever in a million years rent out my own property to someone else. People are animals and they will treat your "short term" rental very badly. If you want to get into this business, I would go the slumlord route. 4 walls, extremely cheap furniture and cheap rent. These units have a higher return on investment anyway. I do rent out my own property back home, but only because I have no other choice. The government will slap penalties if the property is not occupied due to housing shortage and my insurance would not cover an empty unit. Also, condo fees and taxes are high. In Thailand everything is cheap. Imagine one of your short term tenants starts a fire here or damages the the treadmill in common area? Headache.

I would not waste money on agent. They will bring zero value to your application. What I would suggest is that your wife join many of the Facebook groups that will offer her a solid advice from Thais who went through this process. That being said they are really tightening on these tourist visas to USA/Uk/Australia/Canada especially from Thais. I am going through something similar with my wife who is fully employs, owns property, has a letter from the company and multiple visas to Australia and US (family). Very, very long wait.
