You said you had hotel bookings in your other thread so TM30 should be done by your hotel (by law hotels have to register all foreigners staying there within 24 hours)
The hotel apply online and immigration can see this on their computer but it is suggested you ask hotel for proof they submitted the TM30 and add this to your TM7 extension application

I always do about 2 weeks in advance at Jomtien and I got my extension 18 days in advance in late October. I was also there Monday getting a TM30 and Line was moving very fast and all I heard was question of "do you want 12 month or 30 day extension" and then quick processing and ticket. Didn't hear any questions of date of expiry?
You don't do either. To get 2nd year of O-A visa you simply leave the country and get another 12 months when you come back in before its first year expiry date. You also need a further 12 months health insurance (O-A gives 12 months on every re-entry in 1st year but only up to your insurance expiry date)
No way can they kick people out that own their condo and even with a rental lease condo juristic can not just kick someone out without following a very complex legal process against the Condo owner.
Sounds like you're talking about renting rooms where the owner owns the whole building (so not Condo's)
