  3. Not correct. If Renter leaves Thailand without a re-entry permit they will need to do another TM30 for their new entry permission Example, someone rents with single entry Tourist visa, does border hop and comes back on new tourist visa
  4. That's interesting as elec bill would normally stay in owners name. No-one is changing over elec bills for a 1-6 month lease I know for my Condo the agent does the first TM30 for the new renter and then renter is responsible for any further TM30 needed during rental period.
  5. Or a copy of your Lease thereby allowing the renter to apply for TM30 as "Possessor" of the property.

Yes, a bus crash 6 hours drive from Pattaya, across the other side of the Gulf of Thailand below Hua Hin, is now deemed to be what the OP meant when he said 24 people were killed in Pattaya therefore starting his rant about Pattaya traffic. Why is it assumed that's what he meant as OP posted several times in this thread but never once answered questions why he said it was Pattaya and increased the death count.

  11. The water and electricity was the absolute last straw preceeded by a letter warning of disconnection. I don't know if they actually disconnected as everyone paid.
  12. Not gated village but Condo. We had many non-payers for years, getting worse every year. Our Juristic just wasn't pushing it hard enough, just sending reminder emails. We then appointed a new Juristic who followed the law as written. It's still a long process with legal letters being sent and late fee interest being formally charged, followed by water and electricity disconnection. Eventually people got the message and started paying on time. This should be a very heated topic at your AGM's

  14. As is 800,000 Baht / A$54,545 = 14.67 instead of 23 for Australia but it is what it is (application fee seems to use 16.67 exchange) Note that Australia has 2 choices to apply. Sydney is $54,545 (1.25 million baht) or Canberra which says 800,000 Baht equivalent. Likely different thai embassies in US also differ between Baht and $ equivelent

  16. As I said in my post above, it's just the poor exchange rate the embassies use. Another example is O-A visa officially costs 5000 baht, which is A$217, but embassy in Australia charge A$300
  17. You should register now for the Vientiane online appointment system as no walk-ins are allowed. Once registered you can see all the available appointments to give you an idea of how long before to book https://thaivisavientiane.com/ Note: booking today you can get an appointment tomorrow or next week Tue-Fri Processing time is 2 working days, so application Monday means pick up Wednesday. This means Mon-Wed harder to get an appointment as Thu-Friday means staying over the week-end (Friday is a Tuesday pick-up)
  18. Regarding O-A visa, I know it's valid for a year with multi-entry and every time you come back you get another 12 months (subject to insurance to that date). This means leave and re-enter just before validity expiry and you get 2 years out of it (needing re-entry permit in 2nd year). Or, if you want to get a further 12 month extension of O-A without leaving Thailand, do you need to show 800k baht in Thai bank, or show your original home bank account again?

  21. Facts were wrong? It's not like he said 30 dead but only 24. There is no bus crash killing 24 people in Pattaya which the basis for his whole rambling post. That's a pretty big news story to get wrong I thought spreading false news was not allowed on Asean Now. Guess times have changed

Seems the same requirements for O-A visa since they upped the health insurance to 3 million baht a couple of years ago Note: all embassies seem to use a poor exchange rate so more required than 800k baht. Australia requires A$54,545 for O-A which is about 1.25 million baht instead of 800k
  24. Wow, I did 3 years of high school French but when I went to France no-one could understand me. All these years I thought my French was crap but I now realise from the OP that it was their fault they didn't understand me 😉 Also, what's this got to do with Pattaya, all forms of English seem widely understood here
  25. Not so, OP said he's on an O-A visa which is multi-entry in first year so no need to get a re-entry permit. It would help if OP indicated if he's in first year of O-A?
