1000 baht is for small car. I always book the standard car for 1200 baht which has always been a very nice car. The drivers have always been waiting regardless of flight late or early so they definitely monitor your flight (plus they can see flight arrivals board where they wait)

So you had an exempt entry in January, then left Thailand for 5 months and now have a SETV. Why would that be an issue? But then you mentioned new passport and nothing about history in Thailand before January that maybe required the new passport. Do you think people are mind readers? -

Covid insurance for entry hasn't been required for over a year....longer than when you must have left on a re-entry permit? -
To fix our car/bike problem the only thing that worked is registering each vehicle and if you are not registered they will wheel clamp the vehicle. Fee to remove the clamp is 500 baht per day clamped All of this was approved at AGM with budget for new signage and wheel clamps, while fines were allocated to ongoing costs

You as a committee member should have access to the Condo Bi-Laws and your Juristic Manager company should definitely know what they are. When I first bought my Condo the committee thought they had absolute power to do what they want on advice of the Juristic Manager appointed by the developer. After everything hit the fan a juristic company was appointed and all AGM rules have been followed since, with ref to Condo bi-laws To me it's quite simple. Any change to common property must be approved by the majority of owners at an AGM. Owners bought the condo knowing there were 'X' number of carparks and 'Y' motorcycle parks. You can't just change it because the committee says so. Also, if you think there are so many car parks you can easily lose 3 why are you worried about going to AGM. Should be an easy vote to win (committee can call an emergency AGM if so critical)

You have to laugh. Jomtien requires proof you haven't withdrawn the funds for 3 months, but this only applies to people who do it yourself. The people who use agents because they don't have the 800k don't get asked to prove it. Go figure -

I agree 1 space would be nice as it is in Australia, but why do you think people should have 3 spaces each? Pattaya definitely seems to have more bikes than cars so sort of makes sense don't need as many car spaces

Put yourself in a car owners position where they've lost several car parks and now you propose another 3 to be lost to bikes. This is why you must propose it at the AGM and have majority vote yes before you can do it. All car parking rule changes in my Condo have always been submitted to the AGM for a majority vote (included converting 2 car parks to bikes). There were also some quite heated discussions as people expected they had a right to always park their car, even though there are less than half the number of car parks to number of Condo's

I will if Thai Consulate in Sydney will ever answer my email about their O-X requirement to have A$150k in Aus bank, while it was pointed out in this thread that everywhere else says you need 3 million baht in a Thailand bank Can't just apply and hope it's correct as you have to purchase 1 year health insurance for application -

You said LTR was better than O-X but then compare LTR cost to Non-Imm O yearly extension cost with re-entry permits. Isn't an O-X a 5+5 year multi-entry visa for 10,000 baht with no re-entry permits required? -

I qualify but still don't see the value in an LTR unless you are under 50 and plan to work digitally in Thailand. It costs 50,000 baht + 3000 for the digital work permit -

Why do you think LTR-WP is superior? It costs a lot more and requires proof of income of US$80,000 per year or $40,000 plus US$250,000 invested in Thailand (that's about 8.6 million baht). I don't see how they're comparable? -
Can you get the Gold Top from Tesco or Big C. Do they have minimum order amount or delivery fees?

In related news, I grew up on cows milk. Only realised by reading Pattaya forum it was a death sentence to drink from the cow...Seemed to have survived 57 years so far though

Simple answer, you need a re-entry permit to come back which will be up to your non-Imm O extension date in April. If you're not back until July your non-imm O is dead and will need to re-apply
