Thai economy is going to face a monumental hit on the face with all the retiree foreigners that will start to leave Thailand due to the forthcomming tax laws that will add up to all the immigration hassles.

What is it will our fellow phalangs who think they are above the law and venture in illegal business ? Illegal activity is one of the reserved jobs only for the locals please-please !!

Totally savage attitude as usual from the Thai bouncers who deep in themselves, hate all falangs in Pattaya. But to their discharge, when we see the attutide of many young brits, americains, aussies, NZ', europeans in Thailand and their drunken arrogance, not surprising that such despicable situations occur. Totally ban booze and 75% of the problems will be solved. Of course it will never happen.

No foreigner "fits in". No matter what some arrogant westerners try to convince themselves. Only our money fits in and after payment, it's "bye". With that in mind and no further expectations or considerations, the sojourn in Thailand will go just fine. if not, one may be in for a vast array of inner frustrations.

Deep fried fish ? Deep fried fries as to my knowledge, chips are not boiled !!!....not to mention that delicious white mayo sauce....the best diet to feed dangerous heart problems with age and enjoy Thailand only on a 30day visa waiver.

The moral of this thread is ? ...when comming to Thailand, bring in cash only and if you have a bank account, close it. They really do not deserve to get our money considering the lack of respect shown to foreigners here.

After reading all the comments, to make things simple, don't chose Thailand for your retirement unless you want to run back and fort between embassies, banks, translators, accountant offices, immigration for the last part of your life.

How come the death toll of loner falang tourists is so high in Thailand ? In no other country do tourists pass away so fast. Very sad for the deceased and his family - RIP. P.S. It's up to the British Embassy to pay all expenses and then settle with the family back in UK. London sends billions of pounds worth money and arms to Ukraine so they can surely help their own when in trouble abroad.

Actually it's you who is missing the fact that you need to do annual re-qualification with immigration who are free to challenge your qualification and ask or invent all sorts of new document to show. And no big deal with or without an LTR as most of the retirees with the real ca$h only come to Thailand for a few months. The very fact to respond "FYI they are not", is an implicit yes they are to the comment above on thinking one is superior.

Why not ask a reputable pool firm to come over and check ?

One may wonder, when will they abolish this absurd rule. Or at least when will their websites be a bit more respectful to those who bring in big money to Thailand ? The foreign embassies should do some proper lobbying with the authorities here.

Any such new rules are never good, as they just give the fine lad or lady behind the counter extra power just to "take it out" and harass a bit more the innocent retiree or phalang comming in the bank for any business. In the meantime, I would stop sending money over to Thailand if you are abroad. Just save and bring cash on your next winter visit. They could even suddenly decide to freeze all foreigners accounts with the current trend of xenophobia all over, who can say ?

Very good guidelines. Now it should be the mantra to stop deleting other people's comments on grounds of the usual "off topic", "inflamatory" , "trolling" etc.... to justify why it is deleted. Of course if any comment is straighforwardly illegal, nominatively aimed on another member in a rude manner, it obviously has no place to remain. But plainly deleting beacause somebody just reported it for no reason...not sure if that's the best way to make a place grow and develop. I once got deleted just beacause God felt I had posted to many comments, not even rude. The reason given was "take a posting break". That may have been accepted years before, but now with all the competition and other websites ? A comment with contents that do plainly do not agree on purely ideological grounds should not be deleted. If so, people will just stop comming and numbers will dwindle IMHO. Same for new members and their subscriptions are on "hold" until "approuval" before they can post. C'mon guys...it's not the immigration office here to have such heavy bureaucracy. 🤣

What we suffer from is seeing those brainless garden service people wasting water for small lawns despite telling them to stop.

When I read all the hassle people put themselves. Just reduce your length of stay in Land of Scams (that is if you can). Many falangs who own businesses are dead scared that they will loose their valuable clients - the foreigner retiree and mainly his pension, so some go out of the way to try and convince people to stay on here and pay taxes. For those who live here full time, start looking at other countries around. Why stay anyplace where they dislike so much foreigners-falangs whatever ?

When you see even recent villas how badly they are finished in Hua Hin, Hin Lek fai, with cracks all over the outer walls just after 5 or 6 years of completition, one may wonder how those places are done inside. Seems that Patts is no bette with crooked developpers who never bothered to check the faulty stuff they were delivering to guilable foreigners usually.

Who wants this LTR and go through all the harassment during submission ? You have to "requalify" each year and go through all the whinges, document requests, translations, chase your pension or health insurance back home, perhaps new invented documents asked by the immigration who will want to show their power over the BOI etc etc...definately not worth the trip. Plus yes, no tax, no reporting, this or none of that on LTR but we all know who a chap in uniform can wake up one morning and decide to change it all due to a bad night ? Not wanting to take the risk and stay here more then 178 days from now on. Other places in Asia will get our money as they are fussing far to much. Any person who own property in Thailand be it a condo or a leasee villa, should get a hassle free visa for at least 4 months based only on property ownership document submission, and that's it. You want our money, but no want us to enjoy what we buy ?

On a general stance, OP will get for sure far better prices and service in CM, compared to Phuket or Hua Hin even worse. Places where local service providers are spoilt due to the retirees and tourists foolishly paying and never deeming fit to make a sensible comparison or ask for quotes. To their discharge, there are some crooked pool villa developpers in popular resorts in HUA HIN (HIN LEK FAI), who make a fuss when you just ask for a quote and use very low standard cheap labour with jobs badly done.
