My house is rented and the 3 occupants were duly recorded at ChiangMai immigration and each given a TM30 receipt of notification to put in their passports.

According to one officer at one of the immigration offices in CM the tenant who is the signee on the lease can report ,TM30 ,guests that come to stay with them.

At another of the ChiangMai offices I was told that was not the case and the landlord is responsible. First or second or something in between?

 

The tenants are Chinese and I am fully aware that in general they do not make reports of any kind related related to guests particularly if they are operating illegal homestay.

 

Anyone got any other feedback on this one, not expecting a definitive answer as the TM30 is a bit of a weird one with conflicting answers from, well just about everyone.

My advice is this.

Make sure you report yourself whenever you think there is the slightest chance you should be doing it for yourself. For rented out places hand the tenant all the required paperwork and tell them they are the house master and are responsible to report themselves or they may be fined. End.

I reported myself as the leaseholder/ housemaster. No issue at Soi 5 Immigration in Jomtien.

If people are staying 30 days or less in Thailand and have no need of immigration services

such as an extension I don't think there would be any issues. Half the hotels are not legal so I doubt the

illegal ones report their guests. Everone is afraid the government will link TM30 immigration reporting

to tax filing. Whether condo landlords or illegal unlicensed hotels.

Confirmed with senior investigation dept police at building 3. Chiangmai.

 

The signatory on the lease can in effect be the acting housemaster and simply reports guests using the second page of the TM30 ( details of occupants) and their passport and the reference number on their TM30,easy as that.

I'm arriving in Bangkok in 2 days on my first Non-Immigrant O-A visa.. I'll fill my address out on arrival card, got a leasebfor a house.. Do I need to report my address again to IO before my 90 day report? My lease was started last Oct on an METV visa.

Bangkok Immigration doesn't require TM30 reporting from individuals.

Because anything can happen depending on which rule is being used on a particular day I recommend going to do a TM30 every single time you are away from your room for more than 24 hrs. That's the only way to be 100% safe. Otherwise take all posts from here and do your own risk analysis. My calculation on your situation comes to a 10% chance you'll come across a problem if you don't do a TM30. I'm not a risk taker. I go often and treat it as a fun excursion to catch up on things at the office. Have a rippa week everyone.

We always register the tenants the first time,then tell them

they have to report themselves,if they leave and  reenter the country,

otherwise how are we supposed to know when they are traveling.

 

An officer at Promenade told  my wife that, which is common sense

really,although ask another officer and the answer maybe different.
