Sorry if this has been asked before, but I could not find anything.

If you get an extension of stay based on an investment of 10 million baht (if this option indeed still exists?), can this make you eligible to apply for permanent residence after three years? Or it there no other way than to have work a permit and a certain salary for at least three years in a row?

Thanks.

I don't know the details, but it is, or was, possible to get a residency permit via investment. I beleive the min is 10m and it must be invested in an approved way. You would need to hold a non immigrant visa and have extended your stay for 3 consecutive years.

Thanks. Yes, this is the option I would like to know if is still available. But I am not sure if it is wise to place such a large amount of money in a Thai bank...

There is a category to apply for permanent residency but all information to apply for it contradicts what is required to apply for an extension of stay for investment under clause 2.5 of the police order.

From clause 2.5 of Police Order 327/2557  basis for extension of stay.

Quote

(3) Must have evidence of investing in the purchase or rental of a condominium unit for a period of no less than 3 years issued by a relevant agency or government, at a purchase or rental price of no less than Baht 10 million: or
(4) Must have evidence of investing in the form of a fixed deposit of no less than Baht 10 million with a bank which is registered in Thailand and has Thai nationals holding more than 50 percent ;or
(5) Must have evidence of investing in the purchase of government or state enterprise bonds of no less than Baht 10 million; or
(6) Must have evidence of making an investment as set out in Criteria (3), (4), or (5) with a total value of not less than Baht 10 million

From the criteria and condition for applying for permanent residency. https://www.immigration.go.th/pdf/26122546_regulation_notice_en.pdf

3.1.2 Investment made by the applicant must be of an interest of national economy in either one or collective nature as follows: 1) Investment made in a limited company or public company with documentary evidence certified by state authority concerned and such business must not be discrepancy to national peace and order, culture or people’s morality or 2) Purchase of state-issued security or state enterprise’s security where Ministry of Finance or Bank of Thailand is a guarantor and documentary evidence of such acquisition is required, 3) Investment in the stock market such as ordinary share, bond, preference share or investment unit etc. with a condition that such investment must be approved or certified by the Stock Exchange Commission and documentary evidence of such asset is required to be furnished along with the application

If you did the investment through the Board of Investment (BOI) it might be possible to do it,

The type of job is also a major factor. It would have to be something that is considered as contributing to Thailand in a very positive way.

I wonder how they define that ?

They don’t. The type of job is a factor, but the jobs contribution to Thailand, positive or otherwise, is irrelevant.
