Why aren't they raiding more condo buildings? Most of them have many illegal short-term rentals happening and the scope for arrests is huge. They can start with my building if they like.

Lucky my friends closed their villa rental business for daily rentals, and now only offer 30+ days. Obviously a drop in income and some staff losses but at least they dont have to worry anymore.

- false information?? I think you may be able to read this post on Pattaya-Addicts without login : Sexy in the City - Guest House Soi 6  post #81. It's just an example of the guesthouse license I talked about: "That has now been resolved and a new guest house license is available which we now have and we are openly booking and advertising again. Everything is good and we welcome you to resume booking."

Pattaya addicts is not exactly

once again, there is no such a thing as guesthouse license.

Ask AJ to post a scan of this license

what someone was possibly able to obtain is an exclusion.

I have been trying to warn people for a few weeks since a friend of mine requested an inspection at their villa from District office and City Hall.

They were told it required a Hotel Licence.

Define real hotel?

Anything for daily rental requires hotel hotel license now

And if you think it is OK to put these businessmen in chains then please let me know which other countries do that, for an offence that could easily be solved by issuing a summons. Remember these are juat Hotel Owners/Managers doing the same job with the same legally correct licences for many previous years.

U.K. for one. Accomodation with six letting rooms or more is required to adhere to fire safety regulations. e.g. Fire alarm system, emergency lighting, appropriate fire escapes, emergency exit signs and more. About time Thailand started taking visitor safety seriously.

My own definition is a zoned building explicitly built and meant to be used as a hotel, properly licensed, and disclosed as such to any nearby residents at the time they purchased any property within the immediate vicinity. Not some ad-hoc residential flophouse operating under the radar in a residential condo/village where the owner had the brilliant idea to flog it off as a daily rental on some shady website.

Thai government's definition could be anything between the core of the earth and nearby galaxies, depends on the phase of the moon. Maybe it coincides with my view once in 1000 years.

Do not need to see, have been raided, jailed and judged already. Been through all imaginable shiittt with all involved .

There is no guesthouse license .what some possibly getting is an exclusion order.

my accountant today advised to add “daily” into my room for rent license . Which would get you arrested all the same unless you can get an exclusion order

So you only stay in 5 star hotels right? Good to see yet another mogul on Thai visa ?

Who ever told you hotels that are being raided do not adhere to fire safety regulations?

And in UK , the same six letting rooms, would be illegal for daily rentals but legal for monthly? or it would not make any difference? If illegal then illegal for all?

These days mostly yes. Too old for others, my fine arse requires proper accommodation. But even when I slummed out in my youth I didn't go sleeping in other people's houses.

Or maybe you would have been served well by doing a bit more due diligence when you purchased. Renting out condos short term is not exactly a new deal. Looking to the government to bail you out of a poor decision isn't a sure thing.

Try doing due diligence on opportunists and crooks hiding under the radar. It's government's duty to throw them in the slammer for breaking the law. I'd prefer a bottomless pit.

This whole "sharing economy" thing seems to be some millenial idea of neo-socialism where they can do as they please. The entire generation needs a month long bitchslapping session. Add to that Chinese laundering money through shell companies and the time for a proper crackdown, preferably with bazookas, is right in order.

Reason #67 for not buying a condo

- There is a good possibility  a general in the condo gestapo might live next door

Here in CM the "Or Bor Jor" have sent out a letter notifying people about a seminar they are holding. This seems to be basically about how to get legal ie get a license.

It doesn't seem they have other ideas or ways to get a round it , so if you can't get one I don't think it would work out. But kudos to them for at least putting forward some info about the process, because basically no one has done that so far.

In which case they will be giving info on new regulations ! Would make sense as the OR Bor Jor has lost a lot of income as people paying no tax because they have been closed or should be closed.

Do not want to jump

the gun yet, need to hear it from the horses mouth but it is just as I said few pages ago. Once money dries up and big boys not willing to fill up, regs will be changed.

Not to mention the other demographic, which is not to be named, but which we all know, that may be looking at a significant reduction of their "income".

I think I need to take back what I said before . I got the “ new regulations “ in Thai and it’s basically same old crap on how to become legal . Which is pretty funny considering most people are aware of how , they just not able to comply with requirements
