Whats the basic procedure at the land office for the transfer ...such as fees, stamp duties & the all important money transfer ?? Thanks for any help in advance.
ThomasThBKK Posted January 31, 2019 Posted January 31, 2019 Buyers makes a reservation deposit first after signing a sales contract.Then u meet at the land office, buyer bringw cash or barcheque, alternatively he can wire the money before to you.Don't sign over the land before u got the cash, phone ur bank to make sure the cheque is real or deposit the barcheque at the bank before going to land office.There are taxes to oay in cash at the land office, depends on the structure tho... Buyer and seller (or representatives with power of attorney) meet at the land office. Sign a sell/buy agreement. The tax/fees are calculated according to the selling price or the land office official estimate - the higher of the 2. officially the tax/fees are to be paid by the settler, but actually it is according to what buyer/seller agreed upon. once the fees are paid at the cashier, you take the receipt back to the clerk who then adds the new owner's name to the chanot. as for the actual payment for the plot - as you agreed with the buyer

Seller and buyer meet at the Land Office (remember to bring ID and sales contract). Seller normally pays tax, whilst buyer normally pays transfer fee and stamps; if nothing else has been specified in the sales agreement. Some Land Office use a appraised value for calculating tax and fees, others insist on the actual sales value (the contract), and some might use the highest value of the two for tax calculations. There is an overview of property transfer tax and fees here, and a tax-calculator here. Expect tax and fees to be paid in cash at the Land Office. The procedure can takes from some hours and up to most of a day – expect a lunch break – however at some places you might be able to buy a VIP-transfer (tea money) in shorter time for a modest fee. Make sure to get payment when transferring the land, either in cash, or in a bank cashier's cheque. ????
