Luxury Bangkok condo is like Beijing - Chinese treating it as a hotel

It's a perfect storm. One group who do not give a toss about rules or laws and another group who do whatever they please. I'll leave it to the TV sleuths to work out which group is which.

I must admit, this is one of the charms of living here. But it is a double edged sword, there are certain things you don't want to be in disarray, such as health and safety

Now assuming these owners might be Chinese nationals and running what appears to be a daily substantial business, I wonder what immigration and labour law says about their businesses as well?

I think you will find in these buildings most owners are from China and therefore the body corporate would be made up of Chinese, so bylaws would not be unforced

A simple condo bylaw that says no rentals less than 30 days and there is a 20,000 baht fine for breach... If fine not paid in 30 days the water to the unit is cut off...

People warned about the condo fiasco when Thai property developers started aggressively marketing them in China as investment opportunities.  There are far too many sold empty condo units and not enough longer term renters around to fill them, so this short term fiasco is the result....and the developers are still building new condos. Crazy.

 

Thailand is doomed if they start to allow Casinos.

The China Chinese all have the MK Syndrome.

So so Chinese elsewhere.

The MK, Middle Kingdom.......

At least that is what my Malay Chinese friend says.

The wife and I went to the sales office of a new condo in Huai Kwang a few weeks ago and were told that of the three buildings just being finished, one had units being sold only to Chinese, one only to "other foreigners" and one to "Thai people."  I don't know if it's true or not, but that's what we were told by the sales girl.

Yes but nothing is being done about it. .......who said they were powerless to stop it. The police will turn a blind eye.

I had a quick squint at airbnb ads for my condo, and didn't find any, although I think there is one that is being used for that purpose. But I do recognise some of the other condos, but cleverly the advertisers position their property incorrectly on Google map, (presumably to avoid detection). One in Piya Sathorn, on Suan Phlu, is positioned on Google map next to the Sukhothai Hotel.

Presumably 49% Chinese and "other foreigners", and overall 51% Thai?

I'm not sure the condo I rent in BKK is "luxury" or not, but it's fairly new and very nice.  Daily rentals were rare when I moved in two years ago but are now increasingly common, despite the large posters in the lobby saying it's illegal.  Until the law starts being seriously enforced, I would never buy a condo in Thailand.

.letting on daily basis and squeezin more than 2 in a room ,,,,again as mentioned ,,,,and just for odd nite so they couldnt give a r@ts arse as to rules etc ,,,,

Something wrong if these are all condo blocks of the same size  - it ends up  like a 33% Thai , 66% Farang split ...tho I would love to view the 3 blocks in line in 5 years time ! 555

Currently living at Belle Grand Condo, Rama 9, it's not a condo, it's a 4 star hotel used by Chinese nationals!  The Association hired additional jurisdiction personnel to handle incoming Chinese guests!  Do a search on Belle Grand Condo, Rama 9 and you'll see all the rental ads!
