Luxury Bangkok condo is like Beijing - Chinese treating it as a hotel

Seems that many Condo C Ekamai owners are not keeping it a secret that they are doing daily rentals. How about Booking.com as advertised by the Chinese owner:

 

"Hello! I am the landlord, I look forward to your reservation for our condo, I hope that you can feel the feeling of home when you travel! As long as you give us the opportunity, we will work hard to do better!"

I think you will find in these buildings most owners are from China and therefore the body corporate would be made up of Chinese, so bylaws would not be unforced

A simple condo bylaw that says no rentals less than 30 days and there is a 20,000 baht fine for breach... If fine not paid in 30 days the water to the unit is cut off...

As it is illegal maybe arresting and charging the owners might be a start?

 

The problem is that the government does basically nothing even you complain with them several times. That then means the juristic has to fork out community money to hire a lawyer and possible sueing those owners responsible for illegal daily rental. That could take betnween 6-12 months to get a first 'mediation' seating and god knows how long it takes after that to get some results. Than it will be very difficult to recover your expenses from the party you are sueing. There are quite a few 'cheeky' owners out there both thai and farangs who know this to well and just continue their business and some of them growing like crazy. Serious money is to be made here. In our village prices of between 6000-8000 baht per day is no exception.

People warned about the condo fiasco when Thai property developers started aggressively marketing them in China as investment opportunities.  There are far too many sold empty condo units and not enough longer term renters around to fill them, so this short term fiasco is the result....and the developers are still building new condos. Crazy.

 

Thailand is doomed if they start to allow Casinos.

it has been illegal for years , my condo in Phra Khanong had  printed letters to this affect, yes you guessed it 2 chinese owners, were the culprits, Juristic soon put a stop to that, we had finger print entry, and security was letting them in,  that was stopped pretty quickly, and it went back to being a nice quiet,residential complex. most out to work all day, others like me just chillin out,

There are very good reasons why Hotels are Hotels and Apartment blocks are Apartment blocks.

Principally , its about safety.

People staying one night  will have little to no idea where emergency exits , fire extinguishers and 'Help!' can be gained in the event of problems.

Thus Hotels have emergency evacuation plans clearly posted , mandated fire fighting facilities  and direct alarms to fire stations ,  commercially fire rated walls and doors , sprinkler systems ,  and  , most importantly , STAFF responsible for their safety. ( Door knocks, evacuation proceedures )

Hotel  STAFF will be responsible for security , for sorting out 'noise' and 'domestics' and disorder issues in Hotels as well. They are also  responsible for calling police and liasing with them. This is without even considering issues like people on hand  to empty garbage bins , access a Dr for a sick child  , enforce smoking rules , unclogging a toilet or stopping a water leak.

Where are these issues addressed in a condo block ?

How can there be  Hotel Public Liability Insurance covering  people who arent actually staying in a Hotel?

 

Its only a matter of time till a very large apartment building catches fire - and nobody will have any idea of who is staying there , let alone how many heads are on beds ( or floors ) in that building.

 

And we have not even covered the destruction of the amenity for those who are actually expecting their  apartment block to be a 'home' , instead of a doss house...

 

Finally  do the Immigration Authorities really expect that  these  wannabe  hotel  owners really are reporting the required information about their guests ?

I had a quick squint at airbnb ads for my condo, and didn't find any, although I think there is one that is being used for that purpose. But I do recognise some of the other condos, but cleverly the advertisers position their property incorrectly on Google map, (presumably to avoid detection). One in Piya Sathorn, on Suan Phlu, is positioned on Google map next to the Sukhothai Hotel.

I'm not sure the condo I rent in BKK is "luxury" or not, but it's fairly new and very nice.  Daily rentals were rare when I moved in two years ago but are now increasingly common, despite the large posters in the lobby saying it's illegal.  Until the law starts being seriously enforced, I would never buy a condo in Thailand.

Something wrong if these are all condo blocks of the same size  - it ends up  like a 33% Thai , 66% Farang split ...tho I would love to view the 3 blocks in line in 5 years time ! 555

Currently living at Belle Grand Condo, Rama 9, it's not a condo, it's a 4 star hotel used by Chinese nationals!  The Association hired additional jurisdiction personnel to handle incoming Chinese guests!  Do a search on Belle Grand Condo, Rama 9 and you'll see all the rental ads!
